Vehicle Maintenance Manager assists with the acquisition, operations, and maintenance of the organization's fleet of motor vehicles. Assigns vehicles and drivers, prepares schedules, and oversees dispatch operations. Being a Vehicle Maintenance Manager evaluates, purchases, leases, and disposes of vehicles to maintain the fleet. Develops and maintains vendor and service provider relationships for fuel, maintenance, and other essential services. Additionally, Vehicle Maintenance Manager develops and implements safety, preventive maintenance, and accident prevention programs. Knowledge of OSHA, DOT, and fleet-specific regulations, licensing, registration, and reporting requirements. May administer insurance policy coverage, negotiates agreements, and participate in claim resolution. Manages the fleet expense reporting and budgets. May require a bachelor's degree or equivalent. Typically reports to a manager. The Vehicle Maintenance Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Vehicle Maintenance Manager typically requires 3-5 years experience in the related area as an individual contributor. Responsibilities:
- Oversee the day-to-day operations of the property, including leasing, maintenance, and tenant relations.
- Market and lease available units to prospective tenants.
- Conduct thorough screenings of potential tenants, including background checks and income verification.
- Handle tenant inquiries, complaints, and maintenance requests in a timely and professional manner.
- Coordinate and supervise property maintenance and repairs, ensuring that work is completed to a high standard.
- Develop and implement strategies to maximize occupancy rates and rental income.
- Enforce lease agreements and ensure compliance with all applicable laws and regulations.
- Prepare financial reports, budgets, and forecasts for the property.
- Collaborate with vendors, contractors, and service providers to ensure efficient property management.
- Stay updated on local market trends and competition to make informed decisions.
Requirements:
- Proven experience as a Property Manager or similar role.
- In-depth knowledge of property management laws and regulations.
- Familiarity with LIHTC (Low-Income Housing Tax Credit) and Section 8 housing programs.
- Strong sales and negotiation skills to effectively market available units and upsell additional services.
- Experience in facilities management, including knowledge of CMMS (Computerized Maintenance Management System).
- Proficiency in property management software such as Yardi or similar platforms.
- Excellent communication and interpersonal skills to interact with tenants, vendors, and team members.
- Ability to handle multiple tasks simultaneously while maintaining attention to detail.
- Strong organizational and problem-solving abilities.
- Knowledge of contract management principles.
- Proficient in Microsoft Office Suite.
