Essential Job Functions

Initial set-up of construction loan files including review of approval documents, contracts, commitment letters, construction loan agreements, budgets, draw schedules, etc. Establishes necessary controls to properly monitor progress of construction and disbursement of funds including customized spreadsheets to track Loan to Value, equity contributions, costs, disbursements, change orders, and remaining funds available.

Check project tracking to ensure it is reconciled as appropriate to the loan system.

Verify all necessary documentation is received prior to disbursement of draws including but not limited to; Notice of Commencement, Notice to Owners, surveys, proof of insurance, inspections, partial lien releases, draw requests, etc.

Review, analyze and process loan draws for commercial and consumer construction projects; evaluate property inspection reports, invoices, lien waivers, and construction budgets to assure they support the amount of funding requested.

Collaborate with commercial and consumer teams to set up loan budgets that comply with the loan approval.

Work directly with the bank customer to resolve budget, documentation, or payout concerns.

Check Loan Disbursement schedules for any pre-draw contingencies and monitor submissions.

Communicate with commercial lenders, builders, and others in order to resolve disputes and problems.

Assist in maintaining department procedures, production and maintenance of appropriate reports, audit, and compliance follow-up.

Perform other related duties and responsibilities as assigned.
