Role
Reporting directly to the Principals, the Multifamily Property Manager will be the contact and liaison for 120 Class C units, at two properties in North Miami. The candidate will oversee all property-level day to day operations, and will oversee Section 8 voucher programs to add value to the company’s assets and manage expenses.
Responsibilities
Specific duties include:
· Facilitate all day-to-day property management activities.
· Serve as the main point of contact for tenant inquiries, requests, and emergencies.
· Oversee and make sure all repair and maintenance calls are met in a timely manner.
· Manage leasing of vacant units, including listing and coordinating tours with potential tenants.
· Oversee all collections and evictions related activities.
· Prepare and review monthly property management reports utilizing AppFolio to include the rent roll, vacancy report, building operation report, budget variance report, monthly collections report.
· Prepare and own annual budget planning and ongoing monthly plan vs. actual for each property.
· Build strong relationships with local housing agencies, including the City of Miami Housing Authority, Hialeah Housing, Miami Beach Housing and Miami-Dade County Housing.
· Liaise with tenants and local area housing authorities to facilitate Section 8 housing.
· Work closely, and communicate effectively with, senior management personnel. Report all significant issues at each asset immediately. This would include tenant issues (e.g., receivable issues, on-going complaints), anticipated cash flow issues and future issues that may impact an asset’s performance.
· Perform property physical inspections to ensure property management policies and procedures are being performed and conditions meet company expectations.
· Collaborate with construction and development team and contractors and maintenance teams on unit turns, tenant improvement projects and daily repairs; this includes budget, schedule and execution.
· Maintain high customer satisfaction, both internally and externally.
Qualifications
· 5 years of proven experience in a property management role of Class B/C properties
· Knowledge of leasing, accounting, development and operations in multifamily property management and project.
· Spanish language capabilities are required.
· Experience in building maintenance management.
· Experience managing Section 8 tenants/rentals required.
· Experience listing and leasing affordable units in Miami Dade county.
· Excellent written and oral communication skills.
· Multi-tasking, time management and decision-making skills are essential.
· Team player to working and coordinate with multiple 3rd parties and independent contractors.
· AppFolio and Microsoft Office proficiency.
· This position is onsite 5x/week in Miami. This is not a remote position.
