    Job Overview

    The Director of Acquisitions plays a pivotal role in expanding TMR Investments' multifamily asset portfolio. This position encompasses a broad range of responsibilities, from initial opportunity identification to transaction closure, while ensuring effective team leadership and stakeholder engagement.

    Key Responsibilities

    Acquisitions:

    • Manage the investment pipeline, including sourcing, analyzing, underwriting, negotiating, conducting due diligence, overseeing the business plan execution, and sales process.
    • Responsible for enhancing and expanding the acquisitions platform.
    • Conduct and review market data and recommend markets and sub-markets to target acquisitions , including supply/demand analysis and rent forecasts.
    • Tour all potential acquisition targets and rental comps that have passed the initial screening process.
    • Lead property and market research tours, including competitive analysis.
    • Build and maintain robust relationships with investment sales brokers. establishing contacts with competitors, brokers, developers, potential sellers, data providers, and more.
    • Coordinate with third-party management for underwriting support.
    • Collaborate with Asset and Construction Management teams for underwriting finalization.
    • Prepare comprehensive materials for the investment committee, including deal summaries, market insights, due diligence documentation, and fund offering materials.
    • Draft Letters of Intent (LOIs) and questionnaires and engage in buyer interviews.
    • Contribute to the development of Private Placement Memorandums for investors.
    • Support due diligence and closing processes, including financial reviews and assessments of third-party reports.
    • Provide appropriate post-closing support to the Asset and Construction Management team to ensure acquisition business plans are enacted.

    Financing:

    • Engage in sourcing and evaluating financing options for acquisitions, refinancing, and supplementary loans.
    • Prepare and review loan applications, providing insights for the investment committee.
    • Develop and maintain relationships with mortgage brokers and lenders, keeping the investment committee informed of new opportunities and developments.

    Day-to-Day Operations:

    • Manage team of financial analysts and interns, provide guidance on assigned tasks, approve travel, evaluate work product, and complete year-end performance reviews.
    • Maintain and improve the underwriting model for accuracy and efficiency.

    Qualifications & Experience

    • Exceptional skills in quantitative modeling and analysis.
    • Excellent written and verbal communication abilities.
    • Strong presentation skills.
    • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).
    • Detail-oriented with superior organizational skills.
    • Self-motivated with the ability to multitask and prioritize effectively.
    • Flexible and adaptable to changing priorities.
    • Creative and resourceful in problem-solving.

    Experience & Education:

    • Bachelor’s Degree required.
    • Minimum of 7 years’ experience in financial analysis, financial modeling, and real estate acquisitions.

    Additional Requirements:

    • Willingness to travel as necessary.
