Groundskeepers Number 1 Priority is Curb Appeal:
Curb Appeal covers landscape and the exterior image. Duties include cleaning of the driveways, parking lots, curbs, dumpster areas, exterior hallways, or any other public areas; maintenance of
property flowerbeds, plants, and grass areas; snow removal; and pool cleaning or
routine pool maintenance when applicable.

Essential Job Duties and Responsibilities:
• Performs all work under safety procedures in the Safety Program and within the standards set by
OSHA (Occupational Safety and Health Act).
• Responsible for daily trash removal from all public exterior areas to include but not limited to dumpster
areas, driveways, parking lots, curbs, exterior hallways, playgrounds, sport courts when applicable
• Performs lawn mowing, trimming, edging
• Spring cleanup including but limited to flower beds, planting flowers, raking, aerating, fertilizing in
accordance with local laws and weed control
• Fall cleanup including but not limited to leaf rake up and flowerbed preparation
• Responsible for care, maintenance, and inventory of all supplies and equipment owned by the property
and/or the management company related to grounds work.
• Responsible for light/basic tree and bush trimming
• Irrigation monitoring, clock setting, repair and maintenance (when applicable)
• Snow removal ( when applicable )
• Pool startup/closure, cleaning and/or routine pool maintenance (when applicable)
• Performs tasks to assist maintenance staff as requested, including but not limited to, preventative
maintenance to buildings, moving appliances, inspections.
• Issues pet violation notices in accordance with MIMG policy (when applicable)
• Maintains a professional appearance and positive attitude at all times.
• Treats all employees and residents in a courteous manner at all times.
• Performs additional functions from time to time as requested by Maintenance Supervisor and/or PM
• Reports unusual or extraordinary circumstances regarding the property or the residents to the PM
Supervisory Responsibilities: This position has no supervisory responsibilities.
Knowledge, Skills and Experience required:
• General knowledge of daily maintenance grounds keeping / Landscaping
• Ability to safely operate landscape equipment
• Knowledge of OSHA (Occupational Safety and Health Act) compliance or willing to learn within
15/days
• General irrigation knowledge or willing to learn preferred
• Be able to provide great customer service to our residents
