Summary:
SUMMARY: The Executive Director Real Estate & Facilities Management will develop, build, implement, and lead an innovative real estate business model which will align with the long-term vision and growth of the company. The Executive Director Real Estate & Facilities Management will lead teams to achieve goals that include strategies and processes driving towards the company’s vision and mission. The incumbent will have excellent technical skills, promote consistency and gain consensus among stakeholders for a variety of building needs such as: new construction projects, facility remodels and upgrades, facilities management, space planning, land acquisition, energy efficiency, contract negotiation, and network solutions. The incumbent will build strong, trust-based relationships with diverse constituents and will deeply understand the needs of different stakeholders, both internal and external. The Executive Director Real Estate & Facilities Management will serve as an organization-wide change agent, communicating effectively with senior leaders and management with a high degree of professionalism and ability to proactively solve work-related problems.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
1. Oversee fulfilling needs for space (acquisition, renewal, expansion, relocation, disposition, subleasing) through identifying business needs aligned with company goals.
2. Work cross-functionally and with internal and external resources (IT, Integration Team, Operations, Finance, Legal, HR, Executive Leaders, External real estate broker) to assess real estate needs; evaluate requests to determine solutions that meet expectations; to ensure the long-term strategy of the organization is being met through use of facilities and resources; and to continuously improve the delivery of projects.
3. Lead the acquisition efforts of the bank group using proven processes and coordinating with appropriate divisions timely. This includes responsibility for review/approvals of engineering and/or environmental due-diligence investigations to justify real estate purchases and sales.
4. Negotiate and/or support contractual agreements on all terms, conditions, and economics by specific market location to serve the best interests of the company. This includes new sites, extensions, renewals, kickouts, rent reductions. Resolve lease issues in conjunction with legal counsel.
5. Maintain and improve real estate portfolio performance with respect to aligning space and operational needs to minimize real estate expenses for the company
6. Consult and guide on the condition, functionality, marketability, and value of real estate assets being considered for acquisition, sale, lease, or improvement.
7. Contribute to the management and effectiveness of the Real Estate Team by proactively identifying and implementing initiatives to streamline real estate processes, activities, and transactions to reduce costs and add value. This includes d eveloping and monitoring processes and policies for the corporate real estate function.
8. Manage multiple projects simultaneously within budget and timelines and deliver results in a fast-paced environment.
9. Oversee the Construction Coordination and Administration through attendance of jobsite meetings and or jobsite visits, attendance of Owner/Architect meetings as a part of architecture and construction project development and be a point of contact for building projects as needed.
10. Oversee an efficient and effective communication strategy for all stakeholders to include status updates for project approvals, current projects in process, future, and closed projects.
11. Provide leadership over facility management activities for all markets and shared services, including internal team leadership, management, and leading the Architect Management Office.
12. Participate in committees and work groups directly related to real estate functions. These include Project Development Panel (PDP), Local Property Representatives (LPR) peer group, and the Sales and Technology Strategy Group (STSG).
13. Consistently demonstrate ability to solve problems, suggest new ideas and move tasks forward.
14. Develop, oversee and manage the real estate budget to include all facets of the department.
15. Develop and cultivate positive relationships with internal/external stakeholders and provide on-going management of these strategic partnerships.
16. Remain sensitive to the needs, beliefs, and experiences of the communities in which we serve to maintain our vision statement “To be the financial services provider of choice in the trade territories we serve”.
17. Understand and comply with bank policy, laws, regulations, and the bank's BSA/AML Program, as applicable to your job duties. This includes but is not limited to; complete compliance training and adhere to internal procedures and controls; report any known violations of compliance policy, laws, or regulations and report any suspicious customer and/or account activity.
TEAM ACCOUNTABILITIES:
SUPERVISORY RESPONSIBILITIES:
Directly supervises 2 or more associates as assigned by the Manager. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Ensure direct reports have completed required compliance training and are adhering to all internal procedures and controls as it relates to bank policy, laws, regulations and Arvest’s BSA/AML Program. Responsibilities include interviewing, hiring, appraising performance, rewarding, and disciplining associates. The incumbent has the authority and the appropriate influence to make recommendations regarding hiring, firing, advancement, promotion, or any other change of status of other associates within the guidelines of the bank’s procedures and guidelines for such change of status events. The incumbent provides training, planning, assigning, and directing work assignments and schedules; addressing complaints and resolving problems.
