    POSITION OVERVIEW AND PRIMARY DUTIES AND RESPONSIBILITIES (ESSENTIAL FUNCTIONS):

    Under the supervision of the On-Site Shift Supervisor, the Stationary Engineer is responsible for safely and properly monitoring, operating, maintaining, and repairing all the central plant and facility mechanical, electrical, plumbing and control systems equipment. The Engineer performs service requests, preventive maintenance, equipment/system repair and equipment/system replacement work orders as assigned. In addition, the Engineer inspects all major equipment/ systems at least twice during each shift for proper operation, recording the operating parameters in the equipment readings log; performs maintenance/repair and/or initiates appropriate corrective action or assistance as required in the event of equipment/system malfunctions to insure safe, efficient, and uninterrupted operation of all assigned facility equipment/systems. The Engineer coordinates the submission of all parts/material requests and Scopes of Work for their assigned equipment types. The Engineer actively supports and complies with all company and departmental policies and procedures.

    • Operates and maintains one or more systems which provide such services as heat, air-conditioning (cool, humidify, dehumidify, filter, and circulate air), refrigeration, steam or high temperature water or electricity; throughout a one million square foot facility.
    • Operates chillers, cooling towers, condensers pumps, boilers, turbines, pumps, and compressors. This equipment is controlled by switchboards, valves, throttles, levers, and computers.
    • Monitors meters, gauges, and other measuring instruments.
    • Ensures the equipment operates safely by performing routine maintenance, shutting equipment down, making repairs, and regulating machinery, as necessary.
    • Keeps records of boiler pressure, temperature, power output, and fuel consumption.
    • Responsible for air and hydronic systems that heat and cool buildings, ventilation systems, refrigeration systems, and other mechanical systems.
    • Operates equipment according to federal, state, and local laws, which are designed to protect the public safety.
    • May direct and coordinate activities of other workers (not stationary engineers) in performing tasks directly related to operating and maintaining the system or systems.
    • Must be able to work weekends and holidays if necessary.
    • Escorts subcontractors/vendors throughout equipment plants and penthouses.
    • Takes temperature readings throughout facility to ensure proper operation of heating and cooling functions.
    • Provides subject matter expertise in the field of heating and cooling.
    • Provides daily equipment reports to Project Manager.
    • Respond to client hot and cold calls.
    • Monitor weather patterns to ensure all equipment is prepared for emergency weather conditions.
    • Assist Project Manager in ensuring compliance with local and federal regulations.
    REQUIRED QUALIFICATIONS AND EXPERIENCE:
    • Possess a current Journeyman Commercial/Industrial license issued by the State of Tennessee or other accredited by the National Electrical Testing Association (NETA) or equivalent.
    • Shall have at least four (4) years of journeyman level experience obtained within the past seven (7) years in a similar position with hands-on experience in central plant operations and maintenance, repair and operation of high-pressure steam and hot water boilers; centrifugal chillers; cooling towers; plus, self-contained refrigeration and air conditioning equipment; pneumatic/electronic/DDC control systems; air handling units; pumps; and compressors.
    • CFC certification required.
    • Possess relevant experience at a comparable level of responsibility in systems of similar size, scope, and complexity.
    • Engineers must have experience using a service ticket system to track work being done in the facility.
    • Must have experience exploiting a building automation system (BAS) for visibility into specific equipment operations.
    • High School diploma/GED
