Stationary Engineer operates, repairs, and maintains stationary equipment including boilers, generators, refrigeration, and turbines in buildings, plants or industrial facilities. Ensures that equipment is operating safely and within established limits. Being a Stationary Engineer conducts monitoring and failure analysis of meters, gauges and controls to determine the need for repair or replacement of parts. Performs preventative maintenance and documents completed procedures. Additionally, Stationary Engineer requires a high school diploma. Requires applicable Stationary Engineer's license for the state. Typically reports to a supervisor or manager. The Stationary Engineer works under moderate supervision.     Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties

    Essential Functions:

    Maintain HVAC equipment on an ongoing basis as part of the facilities preventive maintenance program
    Conduct necessary troubleshooting and testing of equipment to determine malfunctions or causes of breakdown; remove and replace faulty parts, sub-assemblies and major components; re-test repaired equipment and make adjustments for proper operation
    Continually evaluate new equipment and ideas to maximize efficiency and cost savings
    Requirements:

    2nd Class Stationary Engineer License required.
    5 years' general building maintenance and steam turbine operation experience preferred.
    Able to take direction, to work with minimal supervision, and to function cooperatively as part of a team.
    Attention to detail, a pride in delivering excellent service, organization, and high levels of energy and endurance.
    Ability to plan and organize work and understand the importance of priority of work tasks and the willingness to perform all assigned tasks within their ability.
    Willing to continue training to maintain knowledge in the latest equipment and technologies in assigned duties.
    Ability and willingness to work rotational shift, if necessary, including days, evenings, and nights as well as overtime, weekends and holidays, as required

    WORK ENVIRONMENT
    This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

    The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
    • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
    • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
    • Involves movement between departments, floors, and properties to facilitate work
    • Ability to speak clearly so others can understand you
    • Ability to read and understand information presented orally and in writing
    • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
