OBJECTIVE
The New Home Sales Associate provides onsite administrative and sales-related support, representing the builder and elevating the company brand. This is a training role, and the Associate will work with the New Home Sales Executive (NHSE), and report to the Sales Manager, and VP

FRANCHISE ACTIVITIES
- Manage Sales Centers and models needs including preparing Community Checklists.
- May support Builder Representative in taking and sending updated “ Available home” photos to the Marketing Department.
- Monitor all community marketing (print, web, MLS, signage) for accuracy and appearance.
- Perform the following administrative-related tasks:
- order supplies as needed;
- assist in maintaining collateral and advise appropriate personnel when additional collateral is needed;
- assemble marketing brochures and material for community;
- assist in maintaining prospect/customer files;
- maintain CRM database entering new and updated prospect/customer information as needed
- Update and maintain competition spreadsheet
- Provide assistance to Builder Representatives in processing and preparing contracts for the customers’ signature as needed.
- Attend and actively participate in all departmental functions e.g., weekly sales meeting, sales training (including role playing), and sales software training as scheduled.
- Distribute monthly gifts to local real estate offices in the event that the Builder Representative cannot. Requires reliable transportation that can accommodate large, or a large number of items.
- Provide assistance to NHSE in following up with customers and prospects; and marketing the Company by creating and distributing flyers and contacting outside Realtors.
SALES ACTIVITIES & TRAINING
- Support the NHSE in achieving sales goals
- Initially greet, build rapport, and register prospective homebuyers, as agreed with NHSE.
- Where appropriate and as agreed with NHSE, the Associate will accompany them with Clients to observe their sales process.
- This is a training role so after sufficient training and role playing the Associate will take prospective clients through the whole sales process. This includes Greeting, Discovery, Presentation, Demonstration, Narrow down to one of a kind, Closing and Appointment Setting.
- In the event that Sales Associate works with clients on the NHSE days off, they will update them immediately and decide upon an appropriate follow up and action plan.
- Help maintain CRM with up to date contact information and maintain visit and follow-up notes.
- Collaborate with NHSE and marketing department on traffic generation.
- Assist in maintaining prospect relations through sales follow-up program and set appointment with Sales Consultants.
- Develop “unconscious competence” by building an extensive knowledge of:
- Sales and contract process.
- Builder Story and benefits.
- Home features, benefits, name brands and luxury choices
- Design Studio Process.
- Monitor the competition, both digitally and in person.
- Assist with planning and execution of Realtor ® outreach and community events.
- Strive for continuous improvement.
