Job Overview:

Seeking a hard working individual to handle all of the yard and pool maintenance for a private residence in West Chester. Additional work in the surround areas would also be available and needed depending on available hours and workload of our property management company. Primary responsibilities would include all landscaping, yard clean up, pool maintenance, pest control, auto detailing, package management, organizing garage, shed, outdoor spaces, closets, attics, and general clean up and organization of a 1-acre property in the suburbs of West Chester. The ideal candidate will possess a strong work ethic, exceptional organizational skills, and some maintenance and repair knowledge. Must live in West Chester to close by (this is a 1099 position at my house). This role will be paid as an independent contractor. Minimum 20 hours per week and up to 40 as available. Extremely flexible hours including some evening and weekends. We will work around your school schedule if you're a student. Must have clean criminal background check, financially stable, and have good references. Starting pay is $20.00 per hour and will increase with productivity. You will be reimbursed for all fuel and must have a vehicle available to run errands and grab materials from Home Depot and other supply houses.

Responsibilities:
1. Pool Maintenance:

• Maintain the swimming pool, including regular cleaning, water quality testing, chemical balance adjustments, and equipment maintenance.
• Maintain a safe and clean pool area, including the pool deck, furniture, and surrounding landscape.
• 2.. Landscaping:
• Oversee the maintenance and care of the estate's landscaping, ensuring it is always presentable and well-maintained.
• Perform routine gardening tasks, including mowing lawns, pruning trees and shrubs, planting flowers, and applying fertilizers and pesticides.
• Coordinate with external contractors or service providers when specialized repairs or maintenance are required.
• Maintain an inventory of necessary tools, equipment, and supplies needed for repairs and maintenance.

4. Pest Control

• Apply pest control treatments, including insecticides, baits, traps, and other methods, following approved procedures and safety guidelines.
• Utilize appropriate equipment and techniques to safely and effectively apply pest control products, ensuring minimal disruption to the property and occupants.
• Monitor treatment effectiveness and make necessary adjustments to ensure successful elimination of pests.
• Manage the day-to-day operations of the estate, ensuring it is always clean, well-organized, and aesthetically pleasing.

Random Jobs:

If you don't have the skill set to complete something, you'll have maintenance technicians at your disposal to complete tasks.

Qualifications:

• Clean criminal background
• Physical fitness and stamina to handle manual labor tasks and work outdoors in various weather conditions.
• Valid driver's license and a reliable vehicle to travel between properties, as needed.
• ** Must live within 10 miles of West Chester Borough** **This is a contracted position**

Job Types: Part-time, Contract

• 4 hour shift
• 8 hour shift
