Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor.     Responsibilities:

    • Manage all aspects of the property, including leasing, maintenance, and tenant relations
    • Handle tenant inquiries and resolve any issues or complaints in a timely manner
    • Coordinate and oversee property maintenance and repairs
    • Set rental rates, negotiate, and enforce lease agreements.
    • Collect rent, manage late payments, and handle operating expenses.
    • Negotiate vendor and service provider pricing to maintain budget compliance.
    • Inspect vacant units and assist in planning and overseeing renovations.
    • Contract and supervise repairs and maintenance work.
    • Post notices as required.
    • Assist with showings to minimize vacancy.
    • Review applicant background screening results and make recommendations to mitigate risk.
    • Ensure all pre-move-in requirements are fulfilled.
    • Conduct monthly exterior inspections of properties in your portfolio.
    • Prepare financial performance reports for properties.
    • Perform other duties as necessary.

    Qualifications:

    • 2 years of residential property management experience.
    • Strong communication skills (verbal and written) in English.
    • Energetic, responsive, responsible, and a team player.
    • Problem-solving skills and a desire for continuous learning and growth.
    • Availability to work full-time during regular business hours, Monday to Friday, 8:00 am to 5:00 pm (Florida Time), with occasional weekend availability for emergency calls.
    • Must have reliable transportation - the position is carried out in multiple locations.

While our office is located in Fort Lauderdale, it's important to understand that this position primarily involves fieldwork and floating between properties. Does this align with your expectations?
