Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor. Duties
- Oversee the daily operations and management of residential properties
- Respond to tenant inquiries, complaints, and maintenance requests in a timely manner
- Coordinate and schedule property maintenance and repairs
- Conduct regular property inspections to ensure compliance with safety and maintenance standards
- Advertise and market available rental units to attract potential tenants
- Screen and select qualified tenants through application review and background checks
- Prepare and execute lease agreements, ensuring compliance with local laws and regulations
- Collect rent payments and manage tenant accounts
- Enforce lease terms, including resolving disputes and initiating eviction proceedings if necessary
- Maintain accurate records of property expenses, income, and maintenance activities

- Previous experience in property management or a related field preferred
- Knowledge of property management software (e.g., OneSite) for efficient data entry and record keeping
- Familiarity with facilities management principles and practices
- Understanding of landlord-tenant laws and regulations
- Strong customer service skills with the ability to effectively communicate with tenants, contractors, and vendors
- Excellent organizational skills with attention to detail
- Ability to handle multiple tasks simultaneously and prioritize workload effectively
