Residential Property Manager manages the daily operations of one or more residential properties or communities. Oversees sales/leasing, tenant relations, maintenance, and other support activities. Being a Residential Property Manager may be responsible for managing property budgets, collections and/or property improvement initiatives. May require a bachelor's degree in related area. Additionally, Residential Property Manager typically reports to a head of a unit/department. The Residential Property Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/ production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions. To be a Residential Property Manager typically requires 3-5 years experience in the related area as an individual contributor.     Job Responsibilities:

    As a Property Manager, you will be responsible for promoting and supporting a team culture that provides exceptional customer service on an everyday basis at the property you manage. In addition, you will hire, train and motivate on-site personnel as well as supervise all staff in order to achieve the operational goals of the client.

    Other responsibilities for the Property Manager will include;

    Maintain the community and common areas in excellent condition and curb appeal including roads, common buildings, amenities and property equipment.

    Prepare and work within an annual budget including variance reporting and plans to achieve client objectives.

    Collect rents aggressively using legal means if necessary.

    Maintain records of all tenants related and accounting related activities.

    Interface with the home office regarding payables and receivables.

    Market the community and specific vacancies to target market.

    Focus on overall strategy to fill vacancies quickly with qualified applicants.

    Utilize internet and other advertising sources creatively to maintain high quantity and quality of traffic to the community.

    Process applications according to specific guidelines

    Consistent education and enforcement of all rules and regulations of the community.

    Report rule violations promptly with plans to correct the violations
    Perform additional tasks and responsibilities as directed.

    Due to the fast paced nature of the job, we need the Property Manager to be highly organized and able to multi-task proficiently.

    In addition, the ideal Property Manager must be energetic and bring a positive attitude to the team and residents every day.

    Other requirements for the Property Manager include;

    High School Diploma or equivalent
    Minimum 2 years’ experience as On-Site property Manager

    Proven track record of success in meeting occupancy, delinquency and physical plant goals.

    Demonstrated mastery of Sales, Marketing, Financial and Management skills.

    Knowledge of Microsoft Word, Excel and Outlook. Strong work ethic and a self-starter.

    Valid driver's license. Outgoing and pleasant demeanor, willing to go the extra mile and focused on exceptional customer experience. Ability to hire, train and motivate a highly effective team. Willingness to confront issues in a professional manner and work with others to resolve conflict.
