Job Description:
GCI Residential is a multi-family real estate development company with its development and construction teams located in Cleveland, Ohio and Charlotte, North Carolina. GCI focuses on the ground-up development, construction and management of high growth markets located in Ohio, North Carolina, South Carolina, Florida and Tennessee. We are currently seeking a Finish Superintendent to join our construction team in Rochester Hills, MI.

Assist the Superintendent and/or Project Manager in scheduling of subcontractors and materials. Assist Superintendent in overseeing the finishing stages of project; communicate daily and weekly with the Superintendent and/or Project Manager to keep the managers apprised of progress of project and associated issues or problems that may affect progress. The method and frequency of communication will be coordinated with the Superintendent and Project Manager.

Ensure the project is being built in accordance with the approved plans, 3rd party consultant recommendations, and or industry standards. If there is a conflict, notify the Project Manager.

Document the subcontractor(s) personnel on site activities on a per building or area basis.

Monitor the day to day activities of the subcontractor on site, paying close attention to trade progress in the buildings.

Check foundation forms for accuracy, measure foundation beams and footings for compliance, check plumbing in-grounds prior to backfilling of trenches, check post-tension cable placement, check the accuracy of concrete imbeds and structural ties, immediately communicate problems and/or inconsistencies to the superintendent.

Walk the buildings constantly checking framing, electrical, plumbing, mechanical and low voltage installations for compliance.

Inspect the project daily for quality, production and safety. Identify items for improvement; implement changes by coordinating with appropriate individuals with respective subcontractor or supplier.

Monitor closely the quality of drywall, trim, cabinet installation, fireplaces, etc. and preparing ongoing punch lists for all trades for each floor of each building. Checking on satisfactory and timely completion of punch list.

Prepare final subcontractor exterior and interior punch list prior to building walks and turning over to management.

Review contract documents and assists the Superintendent in preparing the construction schedule. Prepare three-week look ahead schedule weekly for distribution to the Project Manager, subcontractors and suppliers.

Adhere to company’s purchasing procedures while ordering or receiving any needed material and equipment within delegated authority.

Obtain project temporary trailer, utilities, access roads, storage facilities, fencing and other needed jobsite facilities.

Identify key areas and stake property accordingly. Conduct or schedule field engineering.

Install bulletin boards and post warning signs for site hazards such as gas lines, traffic access. Post emergency numbers

Monitor daily costs, making adjustments as needed. Continually review contract documents for coordination issues prior to delivery of every product to site for installation. Identify items to be submitted as Request for Information to the Architect/Engineer or Owner prior to problem development at the project.

Create punch list for subcontractors, suppliers, and field personnel for completion prior to Substantial Completion. After Substantial Completion, review, identify pertinent subcontractors and verify completion of Architects punch list timely. Test alarm systems, return keys to owner and ensure mechanical systems are tested prior to close out.

Contact subcontractors, suppliers, and field personnel to coordinate mobilization and continued support during respective phase of the project.

Review and ensure deliveries/invoices are timely and accurate. Provide direction on critical path items in order to determine priorities to maintain schedule.

Communicate with local authorities on local interests as required. No contact with news reporting entities is permitted unless coordinated through President of Construction.

Coordinate and administer weekly project meetings with Superintendent, subcontractors, suppliers and field personnel.

Update as-built conditions or changes in contract documents and coordinate with subcontractors, suppliers and field personnel for implementation. A minimum of a weekly update is required.

Maintain and update production and safety logs. Monitor and schedule maintenance of equipment and tools with Material, Equipment and Tools Coordinator, and Safety Manager.

Ensure all certificates and final inspections have been obtained prior to project close out.

Coordinate with Superintendent to provide direction to Project Manager for development of Close-out Documents (As-builts) for the project.

Carry out any other assigned tasks given by the Superintendent.

Monitor staffing needs, evaluate performance, and address employee relation issues as warranted for field staff.
Required Experience:

Minimum 2 years experience in the Multi-Family and/or Commercial construction industry

Current safety credentials to include OSHA 30 (a grace period of up to six months may be allowed to obtain stated credentials)

Previous supervisory experience strongly preferred

Dynamic verbal and written communication skills and strong interpersonal abilities.

Strong analytical and quantitative skills, with an excellent financial acumen and high proficiency with real estate underwriting and real estate finance concepts.
