Research and Development Supervisor supervises activities in the research and development department. Oversees personnel who utilize established mathematical and scientific techniques to compile and analyze data and write technical reports detailing procedures, outcomes, and observations. Being a Research and Development Supervisor ensures proper procedure, and helps devise new development techniques. A level I supervisor is considered a working supervisor with little authority for personnel actions. Additionally, Research and Development Supervisor may require a bachelor's degree in area of specialty. Typically reports to a manager or head of a unit/department. Working team member that may validate or coordinate the work of others on a support team. Suggests improvements to process, is a knowledge resource for other team members. Responsibilities:
-Brand New Lease-Up Community.
-Supervise and lead a team of maintenance technicians.
-Coordinate and manage projects related to property maintenance and improvement.
-Develop and implement preventative maintenance plans.
-Troubleshoot and resolve maintenance issues in a timely manner.
-Maintaining indoor and outdoor maintenance and clean presentation of this community.
-Indoor maintenance will include completing routine painting, carpentry, dry wall, cleaning, minor plumbing, basic electrical, flooring, and other maintenance activities in response to work orders; will also prep vacant units for new residents to move-in.
-Outdoor grounds maintenance will involve trash management, light landscaping, removal of snow, ice, salting and debris removal as needed.
-Timely communication with team members and residents for immediate follow-up on work orders.
- Responding to emergency on-call duties on a rotational basis, within 30 minutes of on-call notification as required or assigned.
-Must be adaptable to changing work priorities to meet required project/work task deadlines.
-Flexibility to work Overtime when needed.
-Must work well independently as well as on a team.
-Takes pride in performing quality work and meeting our residents’ needs.
Requirements:
- Proven experience in a leadership role in property management maintenance or facilities management
- Strong knowledge of low voltage and high voltage electrical systems
- Ability to effectively manage projects and prioritize tasks
- Excellent problem-solving skills
- Strong communication and interpersonal skills
- Ability to work independently and as part of a team
- High attention to detail and accuracy
