Regional Property Operations Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Regional Property Operations Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Regional Property Operations Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Regional Property Operations Manager typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Regional Property Operations Manager typically requires 3+ years of managerial experience.     What our Operations Window Managers do:

    Reporting to a Vice President in a full-time exempt position, Operations Window Managers are responsible for completing window and door take-offs and field measurements to fulfill orders with homeowners on SPS30 projects.

     

    The responsibilities are expected to include:

    • Determine accurate measurements of all types of windows and doors on an SPS30 project and compile pricing for each.
    • Create PowerPoint presentations customized to each homeowner to review the window and door configuration in their home and pricing to replace the windows and doors in need of replacement.
    • Conduct meetings with homeowners to educate them on their window and door needs as part of an SPS30 project and create homeowner contracts reflecting the windows and doors to be replaced.
    • Provide the Accounting department with individual homeowner contract information for invoicing purposes.
    • Managing relationships with various vendors to obtain quotes and process the orders/ delivery of windows and doors.
    • Managing homeowner communication during the window and door selling process before the hand-off to Operations.
    • Coordinates the delivery of windows and doors for the first phase of the SPS30 Project.
    • Organizing the meetings with the Operations team where the review and hand-off of homeowner information is finalized.
    • Managing relationships with sales and production staff towards common goals.
    • Taking on other related tasks and projects as assigned.

    A successful Operations Window Manager can balance these responsibilities through excellent time management skills, the ability to adopt new processes and technologies, and a strong commitment to “Delivering as Promised.”

    • Trade knowledge: Has working knowledge of carpentry, roofing, and painting including tools, means, and methods.  Has experience performing and supervising construction projects. Can read, understand, and implement specifications, plans, and drawings. Must meet the requirements of the MA Construction Supervisor's License, if not already obtained.
    • Self-motivated: Is disciplined. Sets and works to achieve goals without needing to be managed. Identifies and overcomes obstacles and sees tasks through to full completion.  Innovates and champions new ideas to improve efficiency.
    • Organization: Can maintain a clean and organized job site, office, and project documents.  Can coordinate and manage multiple crews. Has the ability to implement financial tracking systems. 
    • Communication: Has excellent oral and written skills. Builds and maintains strong working relationships with clients, independent contractors, and employees. Ability to understand Spanish a plus. Has strong interpersonal skills adapting to others to implement effective communication.
    • Attention to detail: Prioritizes precision and quality over quantity or speed. Pays close attention to detail.
    • Team player: Works harmoniously with co-workers and clients with a team-first attitude. Has empathy.
    • Problem Solving:  Raises solutions rather than problems.  Effectively manages challenging situations.
    • Technology: Has basic computer skills and is comfortable with Microsoft Office Suite. Experience using file-sharing platforms like Box and CRM platforms like Salesforce is a plus.
    • Recruiting: Can generate qualified candidates and work through the SPS hiring process.
    • Flexibility: Willing to travel throughout New England within a 100-mile radius of Needham, MA.  Willing to work 50 hour weeks and weekends as necessary, especially during primary exterior production seasons. 
    • Physical component: Requires driving, climbing of ladders, and walking through job sites. A driver’s license and access to a vehicle for visits to job sites will be necessary.
