Regional Property Operations Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Regional Property Operations Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Regional Property Operations Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Regional Property Operations Manager typically manages through subordinate managers and professionals in larger groups of moderate complexity.     Position Overview

    • Schedule – Monday through Friday 7am to 4pm - Flexibility to work additional hours may be required to meet company/project needs.
    • On-Site Requirement: This position requires physical presence at your job location during the scheduled hours. Must be able to reliably commute or be planning to relocate before starting work.
    • Portfolio Information – Portfolio TBD
    • Compensation Package
      • $130,000 to $130,000 / Year *
      • Bonus Incentives include: Quarterly Bonuses!
      • Relocation Assistance up to $2,500.

      • Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year).

    What We're Looking For

    • 8 years of experience managing an apartment community in the last 10 years.
    • 4 years' experience managing a portfolio of multifamily properties composed of a minimum of 1,000 units simultaneously.
    • Ability to manage multiple properties, budgets and deadlines simultaneously.
    • Must be well-versed in Federal Fair Housing Laws, Landlord Tenant Laws and ADA Laws.
    • Customer service experience is required.
    • LIHTC experience preferred.
    • Onesite and Lead2Lease experience preferred.
    • High school diploma or GED required, bachelor's degree in related field preferred.
    • Demonstrates exceptional attention to detail and organizational abilities.
    • Proficient in effective communication and teamwork.
    • Maintains a positive outlook and embraces a collaborative team approach.
    • Shows responsibility and takes pride in their work.
    • Fluent in English, with strong reading, speaking, and writing skills.
    • Proficient in Microsoft Office applications, including Excel, Word, and Outlook.

    Your Role

    • Training new Area Managers and continuous training of seasoned Area Managers with emphasis on the Operations Manual, in conjunction with American Property Management.
    • Encourage positive management-resident relations and empower Area Manages to run their sites efficiently with guidance.
    • Motivate and create a professional and fun environment for all APM site staff and Area Managers.
    • Evaluate region staffing needs and assist Area Managers with development of on-site personnel bench strength to focus on promoting within.
    • Establish and communicate expectations and goals on an on-going basis.
    • Review, monitor and evaluate monthly Operating statements within region.
    • Assist in ensuring sites are working within annual established budgets and adhering to company accounting procedures.
    • Gain approval for any Over Budget (OB) items from President or Operating Partner.
    • Current knowledge of Landlord-Tenant Laws, ADA, Fair Housing laws for states within region.
    • Oversee and monitor acceptable levels of unit turnover, market rates, occupancy, DQ, concessions, bad debt and lease expirations.
    • Report all accidents, emergencies, housing violations, ADA/Fair Housing requests and Reasonable Accommodations (RA) to the Operations Director.
    • Review all Incident Reports with the Area Manager and take appropriate action.
    • Assist Area Managers in problem resolution with large resident incidents/accidents, BBB and Small Claims, Provide written response.
    • Review each property within region annual inspections for larger systemic issues.
    • Monitor down units and provide status as requested.
    • Complete reporting as assigned by due dates and as requested.
    • Travel as required to assigned properties.
    • Ensure residents are provided with a very clean, safe, and well-maintained community.
    • Ensure all maintenance requests are addressed in an immediate one-call basis, within 24 hours.
    • Must attend corporate training, as scheduled by Area Manager and Quarterly Meeting 4 times a year.
    • Maintain updated Operations Manual "APM Playbook"
