Purchasing Director manages procurement and purchasing operations and implements the strategy to provide the materials and services to meet organizational requirements for quality, volume, availability, and pricing. Maintains strategic supplier relationships, negotiates contracts, and implements systems for monitoring performance, assessing risk, and responding to changes in demand or disruptions in the supply chain. Being a Purchasing Director collaborates with other functions to define current and future inventory requirements and manage inventory levels. Implements processes and systems and utilizes technical tools to analyze data and increase responsiveness to material demands. Additionally, Purchasing Director oversees auditing processes to ensure procurement and recordkeeping comply with any applicable industry or governmental regulations. Requires a bachelor's degree. Typically reports to a director. The Purchasing Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Purchasing Director typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     THE ROLE: The Director of Purchasing is responsible for leading a portion of the team and/or most important project lines for all division projects in AZ. Sources important vendors and contracts to create specific bids and pricing to develop and buy out all projects to meet cost and quality requirements. Works closely with the operations team to solve problems throughout the building process to ensure contracts meet schedules, deliver to agreed upon expectations, complete on time or early and quality agreed upon.

    DAY IN THE LIFE: 

    • Oversee members of the purchasing department to source, bid, buy out projects ensuring on time and on budget deliveries.
    • Develop and maintain excellent working relationships with trade partners, suppliers, and vendors. Attend Trade partner events to maintain relationships and expand the bid list.
    • Ensure all purchasing actions meet all policies and procedure requirements and align with company ethics guidelines.
    • Participate in site visits and collaborate with the land and construction team members to evaluate the trades' performance in relation to the contract's scope of work.
    • Align trade partner requirements with divisional business plan requirements.
    • Work with production, construction, and customer care to manage trade partner performance, ensuring the best "total" costs considering quality, productivity, and service costs.
    • Develop, negotiate, and execute division sourcing agreements for specific spend categories.
    • Constantly monitor and work to improve the division's cost per sq foot for their specified spend categories.
    • Negotiate and award supplier and trade partner contracts based on the best price/value combination, including pricing, quality, capacity, and the ability to adhere to work schedules.
    • Validate that architectural plans are accurate and reflect the most current specifications.
    • Set direction on pricing methodology and procedure, reporting system set up and input requirements.
    • Establish service level needs and evaluation criteria for building products, subcontractors, and material suppliers.
    • Ensure all option costs are correctly entered, and option pricing meets company guidelines.
    • Oversee and assist in recruiting new qualified subcontractors and suppliers, in addition to maintaining and improving relationships with existing subcontractors and suppliers.
    • Drive the bidding process to ensure all costs are negotiated to be cost-effective, all-inclusive, and timely.
    • Ensure all end-of-month cost-off processes to get accruals for current month closings.
    • Work with the Product Development and Operations teams to maintain flow of information to and from the field.
    • Provides support to senior management and departments as needed.
    • Attend, take notes, and distribute frame-walk notes to appropriate subcontractors.
    • Qualify all proposals to ensure bids are accurate and in compliance with the scope of work, design, and package.

    WHAT YOU’LL NEED: 

    • Bachelor’s degree in purchasing or related field
    • 7-10 years’ experience in purchasing, residential construction or related field

    WHAT WILL SET YOU A PART: 

    • Previous experience acting as a front-line people leader in purchasing or related area.
    • Previous experience setting team goals and development.
    • Has demonstrated effectiveness coaching team members on performance, capability, and career development.

    The compensation range for this role is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
