Property Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. Being a Property Manager develops financial and business plans for profitable property ownership. Oversees budgets, lease administration, and tenant service delivery. Additionally, Property Manager may initiate or assist with the buying and selling properties in the portfolio. Requires a bachelor's degree. Typically reports to senior management. The Property Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     - Oversee the daily operations of the property, including maintenance, leasing, and tenant relations.

    - Ensure that the property is well-maintained and in compliance with all applicable laws and regulations.

    - Handle tenant inquiries, complaints, and requests in a timely and professional manner.

    - Coordinate and supervise maintenance and repair work to ensure timely completion.

    - Conduct regular inspections of the property to identify any issues or areas for improvement.

    - Manage the leasing process, including advertising vacancies, screening potential tenants, and preparing lease agreements.

    - Collect rent payments and ensure that all financial records are accurate and up to date.

    - Enforce lease terms and address any violations or breaches of contract.

    - Develop and maintain positive relationships with tenants to promote tenant satisfaction and retention.

    - Implement strategies to attract new tenants and maximize occupancy rates.

    - Stay informed about market trends, rental rates, and competitive properties in the area.

    ### Experience:

    - Previous experience as a Property Manager or similar role preferred.

    - Familiarity with property management software (CMMS) for tracking maintenance requests, work orders, and financial transactions.

    - Strong data entry skills for accurately recording tenant information, rent payments, and other relevant data.

    - Knowledge of legal administrative procedures related to property management, including lease agreements, eviction processes, and fair housing regulations.

    - Sales skills for effectively marketing available units and upselling additional services or amenities to tenants.

    - Ability to handle conflict management situations with professionalism and diplomacy.

    - Understanding of relevant laws and regulations governing property management

    - Experience in property leasing is a plus.
