Property Manager manages the day-to-day operations for a property or portfolio of properties. Responsible for coordinating routine and emergency maintenance, selecting and managing contractors, and leading property improvement projects. ### Duties:
- Oversee the daily operations of the property, including maintenance, leasing, and tenant relations.
- Ensure that the property is well-maintained and in compliance with all applicable laws and regulations.
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Coordinate and supervise maintenance and repair work to ensure timely completion.
- Conduct regular inspections of the property to identify any issues or areas for improvement.
- Manage the leasing process, including advertising vacancies, screening potential tenants, and preparing lease agreements.
- Collect rent payments and ensure that all financial records are accurate and up to date.
- Enforce lease terms and address any violations or breaches of contract.
- Develop and maintain positive relationships with tenants to promote tenant satisfaction and retention.
- Implement strategies to attract new tenants and maximize occupancy rates.
- Stay informed about market trends, rental rates, and competitive properties in the area.
### Experience:
- Previous experience as a Property Manager or similar role preferred.
- Familiarity with property management software (CMMS) for tracking maintenance requests, work orders, and financial transactions.
- Strong data entry skills for accurately recording tenant information, rent payments, and other relevant data.
- Knowledge of legal administrative procedures related to property management, including lease agreements, eviction processes, and fair housing regulations.
- Sales skills for effectively marketing available units and upselling additional services or amenities to tenants.
- Ability to handle conflict management situations with professionalism and diplomacy.
- Understanding of relevant laws and regulations governing property management
- Experience in property leasing is a plus.
