The ideal candidate will be personable, organized and possess a high degree of customer service and time management skills.

The following tasks are a brief description of the day to day duties for a Property Manager at Nova Property Network. The duties listed below are not limited to your full job description and in no way constitute all responsibilities for the position:
· This position requires excellent skills in communication, management, delegation, and motivation of the Nova employees, residents, prospects, and vendors
· Daily inspect property to ensure there are no liabilities, damages, or areas that need to be rectified by residents and/or maintenance
· Actively and creatively lease vacant and notice to vacate units, diligently collect rents, effectively coordinate make readies, and facilitate work orders at the property
· Daily inspect grounds and vacant apartments to ensure Nova Protocol is being followed
· Daily inspect make readies in process to ensure meeting weekly Quality Control Inspections per Nova Protocol
· Management of high quality on-site staff through implementation of effective recruitment, training, motivation and development programs
· Communicate effectively with staff members/supervisors and ensure compliance of all personnel management policies and procedures
· Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs provided by Nova Corporate Management and as outlined in the Property Budget available in the Property Management Software
· Manage the property and the employees in the most efficient and profitable manner possible given existing market conditions consistent with the goals and objectives of the Company and Property Owner
· Effectively monitor all income, including delinquencies at the property and ensure the Company and the Property Owner all monies are accounted for within existing market averages
· Effectively operate your computer station in all aspects including Word, Excel, Outlook, Facebook, and the Property Management Software within Nova protocol
· Assist and ensure all customer complaints are handled promptly and appropriately whether sent by phone call, e-mail, fax, or letter delivered to the office
· Upon property visits/inspections, ensure that all physical aspects of the property are full functional and maintained in an attractive condition at all times
· Cooperate with Nova Corporate in facilitating parts orders as outlined on the Nova Calendar each month to ensure the most cost-effective approach to maintaining properties
· Execute Weekly Reports and Queue Sheet on the Master Sheet each Monday by 12:00 pm
· Follow the Nova Company and Nova Eviction Calendars to ensure all reports are submitted on time
· Implement and execute resident retention programs at the property- 2 a month must be completed
