Job Title: Director of Facilities & Property Department: Building Maintenance
Reports To: Monastery Coordinator
Exempt/Non-Exempt Status: This position shall be exempt from overtime as defined under the Department of Labor’s 2004 revised Fair Labor Standards Act.
Basic Function: Responsible for the building and grounds maintenance, housekeeping, laundry, security, etc. of the monastery facilities in Ferdinand, Indiana.
Essential Duties and Responsibilities:
- Oversees and coordinates building and grounds maintenance, housekeeping, and laundry and security activities for the two Corporations (Sisters of St. Benedict and Hildegard Health Center, Inc. (HHC)).
- Monitors work for legal or regulatory compliance, assuring safety as mandated by State and Federal governments.
- Receives calls and Work Requests on problems with buildings, equipment, Sisters items, etc. Determines if an immediate response is needed or if the work can be scheduled for later. Assigns work to appropriate staff member.
- Monitors quality of repair work by staff. Coaches for improvement as necessary.
- Supervises building and grounds maintenance, housekeeping and laundry personnel.
- Works with Human Resources in hiring personnel, addressing performance, and following HR policies and procedures.
- Prepares annual department budget and submits for approval. Follows accounts each month for expenditure amounts and compliance with budget.
- Evaluates and insures the efficient operation of the building, grounds, housekeeping, and laundry departments keeping operation expenses to a minimum.
- Conducts periodic inspections of buildings interior and exterior, and utilities. Makes note of needed repairs and conditions. Schedules work as necessary.
- Acts as principal point of contact in building maintenance efforts to ensure the interests of the Sisters of St. Benedict are protected.
- Maintains sufficient records, files, controls, and procedures to insure management and work production.
- Plans, coordinates and implements activities toward the care of HVAC, electrical, plumbing, structural, aesthetics, etc.
- Performs other duties as assigned.
Knowledge Requirements:
- Specialized training in basic trades, principles, procedures, practices, routines of techniques in building maintenance.
- Computer skills for maintaining records and planning activities, budgeting, etc.
- Vocational competence in the operation of mechanical or electrical/electronic equipment may be required (general repair, mechanic certification, trade certification, apprenticeships).
- Understand the operation of all mechanical and electrical equipment in all buildings.
- Strong supervisory and communication skills.
Education and Experience: College education or related experience. Supervisory experience in large organization preferred.
Physical Demands: Some physical effort required involving stooping and bending; individual has limited discretion about walking, standing, etc.; occasional lifting (25 pounds or more).
