Property Acquisitions Manager manages the research, analysis, and negotiating activities required to assess opportunities for acquiring additional locations, land, or buildings. Investigates potential property acquisitions or dispositions. Being a Property Acquisitions Manager performs or facilitates inspections and assessments of possible property acquisitions. Monitors market trends and competitor activities. Additionally, Property Acquisitions Manager structures and negotiates purchase or leasing agreements. Requires a bachelor's degree or equivalent. Typically reports to a head of a unit/department. The Property Acquisitions Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Acquisitions Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Position Overview

    • Schedule – Monday through Friday 8am to 5pm - Flexibility to work additional hours may be required to meet company/project needs.
    • On-Site Requirement: This position requires physical presence at your job location during the scheduled hours. Must be able to reliably commute or be planning to relocate before starting work.
    • Property Information – 200-uunit garden style apartment community built in 2009.
    • Compensation Package
      • $75,000 to $75,000 / Year
      • Bonus Incentives include: Monthly Leasing Bonuses & Quarterly Bonuses!
      • Relocation assistance up to $2,500 for candidates relocating across state lines.

      • Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year).

    What We're Looking For

    • 3 years' experience in the multifamily/student housing and/or hotel industry within the last 10 years required.
    • 1 years of experience managing an apartment community.
    • Must be well-versed in Federal Fair Housing Laws, Landlord Tenant Laws and ADA Laws.
    • Customer service experience required.
    • LIHTC/Affordable Housing experience (preferred or required) *VARIES BY PORTFOLIO, REMOVE IF NA
    • Onesite and Lead2Lease experience preferred.
    • High school diploma or GED required, bachelor's degree in related field preferred.
    • Demonstrates exceptional attention to detail and organizational abilities.
    • Proficient in effective communication and teamwork.
    • Maintains a positive outlook and embraces a collaborative team approach.
    • Shows responsibility and takes pride in their work.
    • Fluent in English, with strong reading, speaking, and writing skills.
    • Proficient in Microsoft Office applications, including Excel, Word, and Outlook.

    Your Role

    • Conduct daily property walks to ensure excellent curb appeal and adherence to property policies.
    • Approve and maintain timecards for office and maintenance staff members.
    • Maintain high occupancy rates while focusing on resident retention.
    • Handle sales and marketing ventures and promote the company and property.
    • Track and handle revenue and expenses.
    • Prepare and maintain reports for upper management.
    • Collect rent dues in a timely manner.
    • Manage contract obligations.
    • Coordinate all move-in/move-out related items and documents.
    • Train, develop and manage performance of team members as needed in compliance with American Property Management policies and procedures.
    • Oversee any contractors or vendors working on the property and ensure work completion is up to American Property Management's Quality Standards.
    • Foster and maintain a positive work environment through relationships with team members, residents, and vendors/contractors.
