Roles & Responsibilities
- Researches and identifies properties suitable for NJ TRANSIT’s operating needs, whether part of NJ Transit’s property inventory or owned by third parties.

Coordinates with NJ Transit departments, including but not limited to Rail, Bus, Capital, Planning, Police, etc. to ensure timely response to meet their requirements.

Conducts property acquisition due diligence in accordance with eminent domain regulations and procedures.

Procures and maintains database of property appraisals, title reports and surveys and provides suitable periodic reports.

Researches, tracks and reports on real property market data, including market values, capitalization rates, replacement cost, etc., ongoing or upcoming developments and available real property inventory.

Conducts and reviews, as applicable, feasibility studies investment analysis and sensitivity analysis, to evaluate transaction terms timeline, and risk thresholds.

Develops and applies criteria for formal competitive solicitations in property acquisition and conveyance, and in engaging consultants.

Assists in transaction negotiations and oversees transaction documentation and timeline.

Assists in defining transaction terms and drafting letters of intent, purchase and sale agreements and Board items, as applicable.

Reviews and analyzes property title.

Manages acquisition process and assists counsel to ensure property closing.
- Supports the enforcement of contract terms and conditions.

Assists in conducting reviews of excess property for disposition through sale (fee and easement interests) or lease.

Coordinates the sale of property interests (fee and easement) for sale via RFP and other means as necessary.
Education, Experience and Qualifications:

Required: Bachelor's Degree in Business Administration, Real Estate, Finance or related area, and (3) to four (4) years of experience in real estate.

Preferred: Master’s Degree in Business, Real Estate, Finance or related area. Licensed in real estate sales, property appraisal or similar field.
Knowledge and Skills:

Proficient in Microsoft office products.
- Ability to review/interpret architectural designs.
