Through our affiliated companies, our ownership develops the properties we manage, which supports our long-term investment in the communities where our tenants and customers do business.

    This position works closely with property management and asset management teams to ensure the successful fiscal and real property management of Kent Station and Sunrise Village. The position is located on-site at Kent Station, with time spent at Sunrise Village as needed.


    RESPONSIBILITIES

    Operations

    • Assists General Manager and Senior Property Manager with the day-to-day operations of the property.
    • Maintains excellent tenant, customer, and vendor relationships by providing consistently responsive and quality services.
    • In coordination with the Maintenance Engineer and Safety Manager, helps maintain an effective preventative maintenance and maintenance work order program.
    • Conduct regular inspections of the properties.
    • Assists in overseeing various capital and tenant improvement projects.
    • Reviews lease documentation and ensures tenants follow the terms of their leases.
    • Assists with obtaining supplier and contractor quotations and preparation and tracking of contracts. Participates in performance oversight of all vendors who perform contract services.
    • Oversees and maintains current tenant and vendor certificates of insurance.
    • Facilitates the tenant move-in/move-out process, including correspondence, checklists, transfer of utilities, keys, and welcome gifts.
    • Responsible for organizing and regularly maintaining property files administrating and updating database information, including contractor, vendor, and tenant lists.

    Financial Duties

    • Posts rents for tenants, sends out monthly rent statements and updates rent rolls.
    • Assist with tenant common area maintenance (CAM) charges, tax assessments, and other miscellaneous billing and reconciliations.
    • Codes and enters invoices in Avid & Yardi for account payables and works with the Accounting Team to insure timely payment of invoices.
    • Manage progress payments and retainage for capital and tenant improvement projects.
    • Assists with preparation for the annual budget process.

    EDUCATION AND EXPERIENCE

    • 2 years as an Assistant Property Manager for commercial properties. Retail experience preferred.
    • Demonstrate financial analysis skills and understanding of the budgeting process.
    • Experience with property management software including Yardi, Avid or equivalent programs preferred.
    • Strong knowledge of commercial property operations.
    • Excellent communication skills, both verbal and written.
    • Highly proficient in Microsoft Excel, Word, and Outlook.
    • Exceptional problem-solving and analytical skills.
    • Excellent customer service skills and ability to foster positive relationships and work collaboratively.
    • Possess strong organizational skills, attention to detail, and ability to be self-directed.
    • Must be able to work in a fast-paced work environment, balancing multiple projects/tasks and consistently meeting deadlines.
    • Have a high school diploma or demonstrated industry experience. A college degree is preferred.
    • Valid driver's license, sound driving record, and auto insurance required.
    • Ability to lift up to 25 pounds
    • Prolonged periods sitting at a desk and working on a computer.
