Property Acquisitions Manager manages the research, analysis, and negotiating activities required to assess opportunities for acquiring additional locations, land, or buildings. Investigates potential property acquisitions or dispositions. Being a Property Acquisitions Manager performs or facilitates inspections and assessments of possible property acquisitions. Monitors market trends and competitor activities. Additionally, Property Acquisitions Manager structures and negotiates purchase or leasing agreements. Requires a bachelor's degree or equivalent. Typically reports to a head of a unit/department. The Property Acquisitions Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Property Acquisitions Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     This office just opened in June 2020!  The successful applicant will have the opportunity to build a new property management company from the ground floor.  The Property Manager is responsible for providing clients with top-tier customer service and excellence in management services.  Real Property Management Eclipse relies on the Property Manager to demonstrate leadership and create trust with owners and tenants (both current and prospective), as well as contractors and other vendors. The Property Manager instills confidence in our services by taking world-class care of the properties we manage.

     

    ESSENTIAL RESPONSIBILITIES

    1. Build the business
    2. Hands-on management of property portfolio
    3. Management of Tenancy Applications and Agreements
    4. Partnering with the Leasing Agent to prepare advertisements for available rental properties
    5. Partnering with the Maintenance Manager to organize repairs and maintenance for managed properties
    6. Maintaining regular, close contact with current clients
    7. Conducting periodic inspections of managed properties
    8. Managing portfolio correspondence
    9. Preparing rental arrears tracker
    10. Executing appropriate actions against tenants in arrears
    11. Authorizing payment of client invoices
    12. Managing client insurance claims and payments
    13. Auditing monthly and yearly rental statements
    14. Performing rent reviews
    15. Conducting pre-vacating inspections
    16. Preparing outgoing property condition reports
    17. Entering management agreements/creating portfolios and properties
    18. Attending and participating in office meetings
    19. Adhering to all procedures required in this role.
    20. Providing feedback for and participating in continuous improvement of procedures and processes

Naturally driven to provide excellent customer service and to instill trust, the Property Manager is a natural communicator with good negotiation skills, the ability to work independently, and a professional demeanor.

    REQUIREMENTS

    1. Basic accounting knowledge
    2. Residential housing maintenance knowledge
    3. Computer proficiency—Microsoft Office, AppFolio (a plus)
    4. Able to work a flexible work schedule which includes evening and weekends
    5. 5 years of residential property management preferred
    6. Competency in, the following: a) Landlord/Tenant Regulations and b) Fair Housing Act
    7. Real Estate License preferred
    8. Local area knowledge
