Construction Project Manager/Real Estate Development Project Manager
The Dalmark Group is a family-owned business with a focus on Multi Family Housing. We have a general contracting arm and a real estate development arm. We are looking for a project manager to primarily focus on managing our projects that are under construction. This position will also participate in our development arm in relation to dealing with municipalities, architects, engineers, etc. There is a robust bonus plan based on performance.
This person will beresponsible for the management of overall project direction, completion, and financial outcome. This involves ensuring a safe and secure living environment for residents, visitors, and staff when applicable. It is the Project Manager’s duty to anticipate, identify and correct any and all problems involving our projects and to implement procedures that will prevent such problems. An effective program of oversite is essential in order to:
· Maintain a safe environment on all job sites.
· Minimize when applicable resident/staff inconvenience.
· Protect the investment of the property owner
Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, Occupational Safety and Health Adiministration (OSHA), and all other laws pertaining to apartments.
ESSENTIAL DUTIES AND RESPONSIBILITIES
· Preparation and execution of the Project Execution Plan
· Manage and direct the Assistant Project Manager
· Setup initial contracts and project information
· Receive, review, forward and track status of submittals
· Initiate, prepare, review, track and distribute RFIs
· Manage the project permit process
· Lead the preparation of bid packages and procurement
· Follow cost control and cost management systems
· Assist in coordination and documentation of project scope of work with architect and engineers
· Preparation of monthly owner project status reports, as required
· Attend and/or lead project meetings
ABILITIES
· Must have 2 years construction management experience
- Knowledge of Blue Beam and Microsoft Project
· Excellent customer service skills
· Must be able to work independently
· Ability to develop and maintain cooperative working relationships with employees and vendors
· Excellent time management skills and must be detail oriented
· Ability to listen, communicate (written and verbal), excellent grammar, spelling and proofreading skills, and follow up effectively with all staffing levels
· Ability to work in team-oriented environment
· Ability to work independently and to take initiative in a time sensitive environment
· Ability to prioritize and organize workload, multi-task, adapts quickly to change, and deliver under the pressure of deadlines
· Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
· Able to speak Spanish is a positive but not required
· Construction management degree is a positive but not required
- Overnight travel may be required from time to time, but not regularly
DRIVING/TRAVELING REQUIREMENTS
Regular need (50% of the time) to utilize personal transportation to visit various job sites.
Must have valid driver's license and automobile insurance coverage.
