Project Management Manager manages and directs the work of project managers and provides managerial oversight for multiple projects. Monitors project scopes, costs, schedules, staffing, communications, outside vendors, and contractual deliverables. Being a Project Management Manager develops standards, processes, and tools used for effective project scheduling and to set and manage quality targets. Addresses internal or vendor issues that may impede project delivery and develops solutions. Additionally, Project Management Manager tracks at risk metrics and facilitates actions to keep projects on track. Establishes data collection and reporting processes to capture key metrics of project activities and to provide periodic reporting. Requires a bachelor's degree. May require a project management certification. Typically reports to a director. The Project Management Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Project Management Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Responsibilities:

    Project Administration:

    • Review and provide input to the development and terms of the Prime Contract.
    • Review and analyze drawings, specifications, proposals, and other documents.
    • Provide written, graphic, and verbal communication of issues and coordination of activities.
    • Provide accurate and up-to-date document control.
    • Create, manage, and communicate all contract documentation, including but not limited to, RFI's, Submittals, Change Orders, etc.

    Project Management:

    • Establish and maintain working relationships and communication with the project team.
    • Review and refine the project estimate and summaries of work.
    • Perform subcontractor, vendor, and material buyout.
    • Prepare subcontract agreements and material purchase orders.
    • Establish project logistics.
    • Create and maintain project schedule.
    • Monitor the project job costs and manage all financial aspects of the project.
    • Provide precise planning, communication, and monitoring of the project.
    • Monitor and administer project changes.

    Project Close-Out:

    • Provide a thorough and aggressive completion of the punch-list.
    • Create and maintain accurate record as-built drawings.
    • Provide the customer an Operation & Maintenance Manual including all warranty documents.
    • Assist with additional projects, duties, and tasks as assigned.

    Requirements:

    • A Bachelor’s Degree or related experience
    • Must have experience with multi-family projects
    • At least ten (10) years of managing projects within the construction industry
    • Experience with residential townhomes required
    • Knowledge of construction industry with familiarity of building codes, laws, and regulations
