Planning Director directs and oversees the patient service planning function for a hospital or healthcare system. Performs analysis of trends in healthcare and makes recommendations for new services or changes in existing services. Being a Planning Director supports feasibility analysis and new program planning. Requires a bachelor's degree. Additionally, Planning Director typically reports to top management. The Planning Director typically manages through subordinate managers and professionals in larger groups of moderate complexity.   • Responsibilities:
    • Lead and manage the company’s Land Planning departments and staff in all regions.
    • Provide management and support of company’s operational activities.
    • Strategic planning for business development opportunities.
    • Represents the company and serves as primary point of contact for projects with clients, partner agencies, community organizations, and political officials.
    • Prepare proposals and negotiate contracts with client representatives.
    • Manage the effective interaction of a variety of key stakeholders including planners, landscape architects; management team, engineering (especially land development department) and survey personnel; external community groups; and third party consultant service providers to advance and successfully deliver on projects and business objectives.
      • Plans, conducts, or directs large and small complex land planning and landscape architectural projects.
      • Responsible for conceptualizing the initial design approach for large complex projects and has overall responsibility for the land planning work on all projects.
      • Assist clients in obtaining entitlements and permits required to proceed with development.
      • Meet with public agencies and neighborhood groups to develop support.
    • Manage projects and staff through the design process to confirm budgets, schedule and constructability.
      • Create and manage the project schedule.
      • Oversee staff activities, including monitoring project progress and quality, administering the budget and coordinating staffing workload.
      • Supervises assigned support personnel.
      • Mentors staff development.
    Qualifications:
    • 15 years of land planning experience
    • Bachelor’s Degree (or higher) in Landscape Architecture, or other related field required
    • Proven in depth knowledge of and experience with planning and engineering plans
    • Excellent understanding of the City of Houston/Harris County codes and ordinances.
    • Solid experience in master planned community development
    • Working knowledge of contract law, zoning law, and real estate development
    • Highly collaborative nature with emphasis on soliciting feedback from team members in order to gain buy in and feedback
    • Motivated, self-starter with the proven ability to work under pressure in a fast paced, dynamic environment with minimal supervision and to successfully function in a team environment, effectively communicating and sharing information with individuals within the company and other departments of Costello Inc.
    • Creative and analytical, with strong analysis and design skills and an excellent attention to detail.
    • Experience negotiating all required permits and entitlements and working with municipalities on development, zoning, and planning issues
    • Organized with a strong work ethic; committed to the delivery of highest quality work product
    • Outstanding leadership and project management skills with the ability to oversee projects to completion on time and on budget
    • Demonstrated ability to evaluate the feasibility and constructability of projects
    • Strong management skills including the proven ability to motivate and guide a team consisting of multiple stakeholders of varying disciplines
    • Highly effective communicator, both written and oral, with excellent presentation skills
