Occupancy Specialist

Full Time - Days

What do I need as an Occupancy Specialist with McGregor?

• High School Diploma.
• Two (2) years' of residential leasing experience in an apartment building or a senior care facility.
• Knowledge of compliance with Low Income Housing Tax Credit Program (LIHTC) and/or both project-based and portable Department of Housing and Urban Development (HUD) Housing Choice Voucher Program/Section 8.
• A strong working knowledge of landlord-tenant and Fair Housing laws, as well as the ability to ensure compliance with those regulations.
• Must possess excellent written and oral communication skills, with experience that shows a high degree of interpersonal skills working with staff, residents, and the public.

What will I do as an Occupancy Specialist with McGregor?

• Manage the sales process including conducting tours for potential residents, completing rental agreements, coordinating move-in details, and completing all required documents.
• Acceptance and subsequent processing of applications from prospective residents, and performance of income/background verifications so that certifications may be completed in compliance with regulations.
• Set up and maintenance of resident files to comply with regulatory requirements.
• Maintenance of the contact database, logs of interested residents/waiting lists and any other data required for property management software. Assistance in handling all incoming telephone requests for leasing and maintenance.
• Assist Independent Living Director in resident retention, lease renewals and implementation of rent increases.
• Work collaboratively with Independent Living Director to address any potential or actual issues related to physical, financial, or resident issues within the properties.
• Participate in promotional activities (open houses) and public functions, working with the public, leadership, and potential residents/family members, to market and promote our services
• Assist clients with service connections which are needed to be successful in living independently in their home including assisting clients with applications for benefits, arranging for onsite services, and highlighting service gaps within Independent Living
• Attend workshops, seminars, and educational sessions to keep updated on changes in Independent HUD Housing.
• May be required to work nights and/or weekends with prior notification.
• May be required to perform such other duties as assigned relative to the effective operation of the properties, including additional office support when requested.
