Occupancy Specialist assists residents or applicants of housing programs with the goal of achieving maximum residency. Assesses eligibility and collects required information, such as income. Being an Occupancy Specialist provides information/customer service and maintains records. May require a bachelor's degree. Additionally, Occupancy Specialist typically reports to a manager. Typically requires certification as an Occupancy Specialist (COS). The Occupancy Specialist gains exposure to some of the complex tasks within the job function.     If so, we are looking for you to join our team as an Occupancy Specialist at our 261 unit (HUD Section 8 and LIHTC) community Kirkwood House in Baltimore, Maryland.

    Compensation:

    • $19.00 - $21.00 / hour
    • Annual Performance Bonus

    WHAT YOU'LL BE DOING AS AN OCCUPANCY SPECIALIST

    • Utilize your organizational skills and experience to provide the preeminent affordable housing accommodations in your community
    • Through your daily interactions with prospective and current residents, you'll create a welcoming experience and sense of community.
    • Interview and process applications for new move-ins and lease-ups according to affordable program guidelines.
    • Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines.
    • Collect necessary documentation from current or prospective residents, and process verifications.
    • Maintain accurate wait and transfer lists; review applicant files to determine eligibility.
    • Facilitate renewal and recertification process for all residents.
    • Apply correct rents for annual and interim recertification; adjust to remain compliant.
    • Participate in marketing, leasing, and resident move-in experiences, including partnering with maintenance to ensure unit turn for move in.
    • Prepare all required agency reporting to standard.
    • Maintain leasing and marketing reports as needed.
    • Support site and office operations as assigned by manager.

    Qualifications

    WHO WE ARE LOOKING FOR

    • You have at least 1 year of experience with HUD Section 8, LIHTC/Low Income Housing Tax Credit, and/or other affordable housing programs
    • You have COS/TCS/BOS credentials, or willing to attain within six months to one year of hire; training is provided strongly preferred
