    As a Planning & Entitlements Manager, you'll oversee the strategic management of land planning, entitlements, and approvals for both new developments and existing land assets. Your pivotal role involves collaborating with various divisions and internal departments to ensure that our communities adhere to our high standards of design and development.

    Your Responsibilities Include:

    • Supervising, mentoring, and fostering the professional growth of Land Planners.
    • Devising comprehensive entitlement and approval strategies, and serving as the company's representative in crucial public and private meetings concerning annexation, rezoning, and preliminary development plans.
    • Identifying potential issues during due diligence phases of land acquisitions and effectively managing a diverse team of consultants throughout the approval and entitlement processes.
    • Demonstrating proficiency in understanding various land purchase and financing models to recommend acquisition strategies that mitigate risks and maximize profitability.
    • Coordinating closely with internal teams and external consultants to assess the feasibility and desirability of prospective land parcels, including evaluating market potential, optimal usage, development costs, engineering complexities, and governmental approval procedures.
    • Collaborating with stakeholders to ensure the seamless integration of planning and design elements, and contributing to the review and preparation of site plans for key community features such as entry monuments, amenity centers, playgrounds, and trail systems.
    • Engaging with municipal staff and stakeholders to conduct thorough assessments of land parcels, evaluating market viability, optimal usage, development costs, and potential value engineering opportunities.
    • Establishing clear schedules and timelines for annexation, rezoning, and preliminary/final development plan approvals.
    • Partnering with internal Land Acquisition teams to explore and secure public financing options aimed at enhancing project financial viability.
    • Supporting Vice Presidents in negotiating and formalizing public financing options and agreements throughout the approval process.

    • Bachelor's Degree with a focus on Urban Planning, Landscape Architecture, or a related field.
    • 4-6 years of experience in land planning, with at least 2 years dedicated to residential land planning.

    Job Type: Full-time

    Pay: $100,000.00 - $120,000.00 per year
