    Primary Purpose:

    The Mortgage Loan Closer is responsible for preparing the Closing Disclosure and closing package. He/she is responsible for completing all required documents to send to the Closing Agent to complete the settlement of the loan. Th Mortgage Loan Closer ensures that the documentation meets all government compliance standards, validates attorney funding requests and submits the funding requests to the appropriate department for processing.

    Essential Duties:

    • Prepares the Closing Disclosure for review and distribution to borrower and/or attorney.
    • Reviews title commitment for accuracy for loan amount, borrower names, title vesting and any additional liens and/or exceptions.
    • Communicates with attorneys for corrections needed to title commitments and/or closing docs.
    • Responds to inquires from attorneys, and loan operations and post-closing.
    • Validates funding amount requests by the closing attorney and submits the funding request for processing.
    • Reviews daily loan closing scheduling report and begins working on files as necessary.
    • Logs closing date, funding date and all other pertinent information in virtual log on SharePoint, the closing calendar on the shared department drive, and manual closing calendar.
    • Reviews all post-closing mortgage packages for accuracy and completeness. Lists all missing or incomplete documents to provide to loan operations. Organizes executed closing documents received into permanent mortgage file and delivers package to loan operations in a timely manner. Prioritizes loans based on FHLMC rate lock expiration dates to ensure loans delivered to FHLMC prior to lock expiration.
    • Follows General Ledger loans in process report from loan operations for delivering closed loan packages to be booked.
    • Brings items needed for scanning for loan file to scan operator in loan operations.
    • Follows up on items appearing on missing document list, when received, brings to loan operations to clear.
    • Creates disbursement folders for construction loans and processes disbursements as requested.
    • Prepares information to send to attorney's office for construction loan extensions.
    • Assists with obtaining verbal verifications of employment and HOI binders.
    • Notifies condominium Management Company and /or HOA per Chapter 400 Mass General Law of UniBank lien on subject property.
    • Sends out Adverse Action Notices to borrowers after notification by loan underwriter.
    • Submits and processes invoices for payments for appraisals, verifications of employment, etc. as needed.
    • Stays abreast of new regulations, software enhancements, vendor requirement, forms and modifications.
    • Additional duties as assigned.

    Minimum Education, Training & Work Experience:


    • High School diploma or equivalent required; College degree preferred.
    • Strong computer and organizational skills including MS Office required
    • Must be able to set priorities, follow direction and have a strong attention to detail
    • Demonstrated ability to pick up the phone and call clients to answer questions and provide updates
    • Must have good verbal, written, organization, problem-solving and interpersonal skills
    • Financial services/lending/banking experience preferred
    • Prior knowledge of HMDA, ATR, QM and Flood preferred
    • Prior loan processing, closing, funding experience preferred
