    The Resident Services Coordinator provides excellent customer service to clients, prospective residents, guests, and vendors. This role is responsible for being the main point of contact for the status of unit work orders and apartments ready to move in. This position will work directly with community managers, service managers, and property team members to ensure the highest quality experience possible for the residents. This role requires resident event planning and leasing. This role may require you to purchase items for events, snacks, refreshments, and such using the CM Emburse card. This role is not limited to the job summary or essential function duties, and any other task may be assigned to meet the needs of the business.

    What You’ll Do…

    • Conduct all business in accordance with Avanti Residential policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
    • Manage administrative requests from residents.
    • Create resident notices and communication pieces.
    • Plan resident functions and coordinate events with local businesses to increase resident satisfaction.
    • Ensure that property lobby areas are clean, and refreshments are fully stocked. 
    • Answer incoming calls and respond to voicemail messages in a timely manner.
    • Assist the leasing team with tours and walk-ins as needed.
    • Input resident service requests into the property software system and follow up with the maintenance team to ensure all service requests are completed promptly and efficiently. 
    • Ensure apartment units are in make-ready status for new move-ins by conducting inspections before move-in.
    • Ensure maintenance work orders are completed to the highest efficiency and safety standards by communicating with residents after work orders are complete.
    • Provide residents and maintenance team with assistance in all aspects of scheduling maintenance.
    • Assist with scheduling contractor work and coordinating with residents. Maintain and update insurance certificate files for all contractors performing work at the properties. 
    • Resolve resident disputes, making every effort to achieve resident satisfaction.
    • Courteous, efficient handling of resident requests and complaints. 
    • Perform other related duties and responsibilities as required to meet business needs.

    • Proficient computer skills, including knowledge of property management software, preferably YARDI.
    • Work independently with minimal supervision and be accountable for actions, self-motivated.
    • Demonstrated knowledge of phone and email procedures and etiquette.
    • Thrive in a fast-paced environment; Ability to prioritize, multi-task, and meet deadlines.
    • Must possess strong attention to detail.
    • Positive attitude, professional demeanor, team player with the ability to resolve conflict.
    • Well-organized and flexible with assignments that may be assigned to you and may be different from day to day.

    What You’ll Need to Qualify…

    • High School Diploma or GED.
    • Two to three years of customer service experience preferred.
    • 1 Year of hospitality experience preferred.
