*POSITION SUMMARY:
The ideal candidate is positive, enthusiastic, and self-starting and acts as the primary communicator with a prospective resident, and their guarantor, through every aspect of the lease signing process. The goal of this position is to ensure complete customer satisfaction at all times. This position requires the candidate to master the organizational skills and communication skills necessary to perform all immediate follow-up to any resident or guarantor question or concern. The leasing manager controls every aspect of the potential resident experience all of the way through the move-in of that resident.
RESPONSIBILITIES TO INCLUDE:
Controlling the Leasing Process
- Demonstrate full comprehension of leasing process and procedures, apartment floor plans, pricing, and lease terms
- Assist applicants through the application process
- Serve as primary communicator with applicant and/or guarantor during the leasing process
- Oversee Student Representatives in their roles as secondary communicator with applicant and/or guarantor during the leasing process
- Sign and approve lease/guaranty documents for new residents and renewal leases for renewing residents
- Responsible to collect all lease related fees
- Create and maintain roster and complete roommate placements
- Serve as team leader for all on-campus open houses and special events
- Manage wait list and cancellations
Managing the Leasing Office
- Execute all marketing initiatives as directed by Corporate Marketing Team
- Keep office and kiosk clean, organized, and representative of the College Town Communities brand
- Monitor and update all office and kiosk signage for accuracy, timeliness, etc.
- Maintain resident files
Serving as Team Leader during the Move-In Process
- Ensure that ALL move-in prerequisites have been met by new residents
- Send all welcome emails through Message Center
- Oversee distribution of Resident Handbooks prior to move-in
- Inspect ALL apartments prior to resident move-ins
- Move in all new residents through Entrata software
Demonstrating Mastery of Entrata Software
- Assist applicants and their guarantors in navigating the online lease process
- Help residents log in to their portals to pay their required leasing security deposit and administrative fees in a timely manner
- Assist in explaining and collecting roommate preferences
Managing Resident Communications and Interactions
- Learn the proper dialogue and responses to the many types of resident and non-resident questions and issues that may present themselves
- Collect Guest Cards from any and all potential future residents
- Collect checks/ documents from all visitors
- Perform tours of the sample apartment
- Post any necessary announcements or marketing materials
- Overseeing Social Media and Marketing
