Job Summary: Show and lease apartments, town homes to prospective residents and support the properties marketing plan.
Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
· Act as the first point of contact at the property, providing exceptional customer experience.
· Creating and posting ads for marketing resources.
· Responsible for leasing apartment homes while following the Point of Sale Process including the tour, lead follow-up, application, lease file and move-in coordination in compliance with applicable laws fair housing laws, company expectations and procedures.
· Act as a liaison for residents and management, ensuring excellent communication, and maintaining documentation of all interactions and follow-up regarding resident concerns.
· Maintain accurate knowledge of all information regarding the lease document, community, amenities, condition of all vacant units, models and common areas.
· Work as a team to increase property income, resident retention, and lease renewals, as well as encouraging sales on other income opportunities.
· Collect security deposits, rents and all other funds associated with leasing and document each transaction properly in our current system AppFolio.
· Maintain accurate documentation and follow up on all leasing activity including, but not limited to, phone calls, guest visits, new leases and lease renewals; enter all activity into property management software daily. Making sure all communication is documented.
· Maintain communication with the Sales and Maintenance Teams regarding the status of units, work orders, etc.
· Promote positive online reviews to support reputation management goals.
· Maintain confidentiality of sensitive documents and information.
· Regularly inspect the customer journey path (including online advertising) to ensure information accuracy and property cleanliness.
· Participate in Market Surveys, Quarterly Competitive Market Assessments and Outreach Marketing activities to support the success of the property.
· Organize, attend and monitor various community recreational and social activities.
· Maintain a positive relationship with all Sales and Maintenance staff to ensure excellent inside customer service, teamwork, and accountability.
· Represent the community and Milestone in a professional manner at all times.
· Conform to company apparel standards and set a positive example for all Associates.
· Perform all other duties as directed and assist the overall team effort in any way possible.
· Contact tenants to collect overdue rent, utilities and posting legal 3, 14 and 10 day notices.
· Assist and maintain all marketing materials are put out daily (balloons, signage or banners).
· Assists with rent collections striving for zero delinquencies each month.
· Administers late and non-sufficient check charges.
· Ensures accuracy and timeliness of bank deposits, and computer data.
· Complete Final Move Out statements within 5 days after resident move out. Email (cc: Tonya) and mail former resident copies of their statement.
· All accounts with a refund must be sent to accounting at the corporate office immediately.
· Balance owing will be followed up with 3 documented attempts to collect balance (mail, email and call). Please give files to Tonya to send to collections
· Completes weekly reports/monthly report/quarterly reports requested by management.
· Complete all required training requested by management,
Work Hours: Employee will be required to work a flexible work week which often includes weekends and holidays (this is only if occupancy is not at 95%). Employees work 40 hours per week. Depending on full time or part time status. Overtime must be approved by your supervisor prior to working over 40 hours.
Computer Skills: Word processing, Excel, On-site Rental system AppFolio, must be proficient with a calculator. Constant need to perform: Writing, typing, data entry, telephone usage and operating office equipment, such as but not limited to; computers, printers, scanners, television, coffee makers, security monitoring systems.
Supervisory Responsibilities: This job has no supervisory responsibilities.

Driving/ Traveling Requirements:
· Frequent need to utilize personal transportation to inspect apartment community and surrounding neighborhood, make trips to the back of the property, separate locations, conduct outreach marketing, run property related errands. All properties are withing 10 miles of each other.
· Occasional use of golf cart may be necessary.
· Must have valid drivers license and automobile insurance.
· Must have and maintain access to a street legal, reliable transportation.
