Job Summary:
As a Leasing Specialist, you will be a key player in driving our community's leasing and renewal strategies. Your role is essential in maintaining high occupancy rates, maximizing revenue, and ensuring resident satisfaction and retention. You will engage in a variety of leasing activities, foster strong relationships with residents, and play a pivotal role in their lease renewal process.
Key Responsibilities:
- Conduct sales and leasing operations to meet the community’s financial and occupancy objectives. Responsibilities include welcoming prospective residents, qualifying them, guiding them on tours of the community, showcasing apartment homes, processing applications, and organizing lease documentation and move-in packets.
- Stay abreast of market trends and competitor activities to inform and adapt leasing strategies.
- Utilize our property management software (OneSite) for tracking apartment availability, logging leasing activities, and maintaining current and prospective resident data.
- Maintain high community standards by inspecting leasing areas, coordinating with maintenance for any necessary repairs, and ensuring the leasing office is prepared for daily operations.
- Build relationships with potential and current residents through various communication methods to enhance their satisfaction and encourage leasing or renewal decisions.
- Support the community’s lease renewal efforts, including preparing renewal communications, engaging with residents regarding renewals, and ensuring timely completion of renewal documentation.
- Address resident inquiries and concerns promptly and effectively, ensuring resolution or escalation as needed.
- Prepare and manage various financial and administrative reports.
- Adhere to and enforce all company policies and procedures, including regulatory compliance and safety standards.
- Proactively identify areas for operational improvement and suggest solutions to enhance efficiency and productivity.
- Handle sensitive information with the utmost confidentiality.
Qualifications:
- A High School Diploma or GED is required.
- A Bachelor’s degree in Business Administration or related field is preferred.
- At least one year of experience in leasing, sales, or marketing, demonstrating a strong customer service background.
- Ability to effectively communicate, both in writing and verbally, to complete legal documents, market and explain amenities, and address residency queries.
- Skilled in sales techniques, including lead generation, presentation, prospect qualification, and closing.
- Proficiency in financial and word processing software.
- Strong mathematical skills for managing financial records and budgets.
- Experience with internet-based marketing and sales platforms, including Craigslist, Google, and other relevant tools.
