The Rental Agent is responsible for creating and maintaining successful relationships with landlords and closing rental inquiries efficiently.

Compensation:
$60,000 - $90,000
Responsibilities:-
Become acquainted with client expectations of housing and finances and highlight properties that meet those expectations
- Prepare for market changes by researching local rates and calculating costs to ensure competitive and fair pricing
- Arrange for any required maintenance and periodically inspect properties to ensure our level of company standards are being upheld
- Work with tenants by negotiating leases and collecting security deposits in order to close the deal
- Promote available properties using various social media and websites to help ensure quick rental contracts
- Conduct all business in accordance with Four Points Property Management policies and procedures, Fair Housing, Americans with Disabilities Act, the Fair Credit Reporting Act, and all other Federal and State laws.

Maintains a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.

Inspects models and “market ready” vacancies daily to ensure cleanliness.

Answers incoming phone calls and handles each call accordingly, whether it is a client call, upset resident, service request, etc. Transfer calls to the assistant manager or property manager when appropriate.

Greets prospective residents, qualifies, determines needs and preferences, and professionally presents community and specific apartments while communicating features and benefits.

Update online advertising to reflect current market pricing on a weekly basis.

Maintains awareness of local market conditions and trends. Contribute ideas to the property manager for the marketing community and to improve resident satisfaction.

Occasionally will be asked to perform external market outreach at nearby businesses, organizations, etc.

Actively coordinate all renewals throughout the month. This includes sending letters (90, 60, 30 days) and scheduling resident appointments to discuss renewal rates and leasing options.

Correctly completes all lease applications, assists with application verification, and notifies prospective residents of results. Types miscellaneous resident communication as needed.

Completes all lease paperwork including related addenda and accepts rents and deposits.

Completes Guest Card information forms for all clients, send thank-you notes, and performs follow-ups.

Physically inspects community when on grounds, picks up litter, and reports any service needs to maintenance staff. Inspects move-outs and vacancies.

Inventories office supplies on a periodic basis. Reports need to the property manager.

Organizes and files appropriate reports, leases, and paperwork.

Attends Four Points meetings when requested.

Assists property manager and assistant manager in preparation of weekly reports, resident communications, move-out inventory, market surveys, etc.
Qualifications:-
Ability to communicate effectively both oral and written
- Good knowledge of leasing rules and regulations
- Competent in Microsoft Office programs and willingness to learn new programs and systems
- Past sales experience is preferred
- The position requires excellent leasing and closing skills, and the person must have basic computer skills and be organized.

Active Real Estate License in Massachusetts and or New Hampshire.

You will be required to travel to properties to facilitate showings.

Work Hours: Around 40 hours per week. The leasing Consultant will be required to have flexibility and be able to work nights and weekends.

Must have a valid driver’s license with a reliable vehicle and proper insurance.
