Land Administration Manager manages the proper receiving, recording, documentation, and dissemination of all land agreements and land contracts. This position is responsible for delivering the lots needed to meet the Construction Team’s starts plan for the current year and 3 additional years forward. It is responsible for managing all aspects of the task from land identification, negotiation, design, all the way to delivery of finished lots on time and budget.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
· Identify and manage the acquisition process for raw land.
· Participate in site selection, due diligence review, underwriting, and approvals for proposed new land acquisitions.
· Manage the entitlements and design of new residential development.
· Manage and oversee the efforts of outside parties (engineers, planners, landscape architects, zoning attorneys, land development contractors, City representatives, joint venture partners) as needed to accomplish the two above objectives.
· Produce Proforma Economic-Marketing due diligence and obtain Management approval for new projects.
· Oversee outside-developed projects.
· Coordinate bids and schedules from subcontractors and track project invoices against approved budgets.
· Review and approve budgets and disbursements for all development related expenditures monthly.
· Manage workflow for all aspects of site development, including municipal approvals and entitlement, construction of utilities and infrastructure, HOA management, and project closeouts.
· Maintain current project files, applications, and correspondence for each relevant community
· Review and understand all civil improvement plans, geotechnical evaluations, landscape plans and project specifications necessary to deliver finished lots to enable construction of a home
· Assist Project Managers working with civil engineers as needed for plan clarification and revisions.
· Interface with other departments to ensure constant communication regarding timing, design elements, access pertaining to project land development status, and other landscaping and common area hardscape improvements
· Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Able to demonstrate a consistent track record of accomplishment.
5-10 years’ experience in residential land development, civil engineering, municipal government and real estate identification and acquisition.
Knowledge and experience overseeing construction. Able to read drawings and direct engineers.
Proven ability to manage people, both direct and non-direct team members.
Bachelor’s degree in development, engineering, construction management or related degree preferred.
Strong management and communication skills; able to network and build rapport with a variety of personalities.
