The Investment Manager is responsible for leading UW & managing of investment opportunities from initial underwriting to closing of a deal, negotiating acquisition and disposition agreements, and enhancing the company's investment process through vetting, approving, and identifying areas of risk and opportunity to drive investment decisions. As an Investment & Underwriting Manager, this role will also require team building, relationship building, and the securitization of third-party services.

What you have already achieved: (Requirements)

• 2 years minimum experience in underwriting/analysis of real estate investments and acquisition focused on affordable workforce housing
• Excellent verbal and written communication skills

What you are great at: (Responsibilities)

• Network and build relationships with multi-family sponsors and brokers to generate acquisitions, JV, and lending opportunities.
• Work with Investment Analysts, Portfolio Managers, Pre-Construction & Development to evaluate investment opportunities.
• Lead underwriting of deals assigned - developments, acquisitions, equity, debt.
• Help refine investment box.
• Draft LOIs and PSAs.
• Lead ICOM presentations.
• Lead completion of investment summaries and loan summaries.
• Support and negotiate acquisition agreements, JV agreements, and term sheets.
• OWN Deal from initial UW to closing and coordinate and oversee all departments.
• Make investment recommendations - identify potential strategic housing investment trends and opportunities, recommend target markets, deal profiles/characteristics/risk profiles/geographies.
• Lead and mentor existing team members. Promote close collaboration between Investments and other teams to prevent potential blind spots. Look for ways to bring on additional talent going forward and set up scalable talent attractor mechanisms.
• Manage your deal pipeline.
• Secure third-party services by leveraging existing relationships across the Southeast for debt, equity, renovations, deal sourcing, legal, and tax advisory.
• Visit target markets, potential acquisitions, and existing portfolio.
• Attend company and industry events.
