Job Description

Starfish Holdings is seeking an Investment Associate to join a team providing financial analysis to support financing, acquisition, development, and leasing properties. This position supports the Starfish Holdings Division.

 

Responsibilities:

 

This position requires a highly motivated individual with experience in providing acquisition support, acquisition process improvement, and the development/improvement of, adoption of, and adherence to standard operating procedures for acquisitions. Develop or adapt IT tools, templates, and checklists to create a uniform acquisition package. Analyze acquisition requirements and provide recommendations during pre-solicitation phase through contract execution.  Review and assist in the development of loan agreements and ancillary documents related to securing financing for a property or development project. Manage financials for development projects, tracking costs, developing draw packages, and working with contractors to ensure required documentation is provided in support of the draw.  Prepare monthly cash forecasts for senior management with projections for each property or development project.  Compile and analyze budget and financial data to create trend and variance analysis including visualizations.  Develop job order cost projects, budgets and tracking and reporting mechanisms for professional consulting projects.  Serve as first point of contact for inquiries from interested parties to provide investment.  Develop communication plan and property investment proposals providing the specifications of the property, use of the property, level of funds needed to become an investor and how investors get paid for the property to include buy in and cash out restrictions and timelines. Ad hoc and status reports, including procurement progress and target dates for procurement milestones.

Job Requirements

Required Qualifications:

• Bachelor's or Graduate's Degree in business, business administration, finance, computer science or software engineering, or equivalent experience.
• 5-10 years prior experience with the development and execution of property investment proposals.
• Prior experience in negotiating bank loans for development projects is a plus.
• Prior experience with developing Private Placement Memorandums (PPMs) is a plus.
• Fluent in cash flow, budgeting, and tracking capabilities.
• Experience with a variety of software tools and spreadsheets.
• Has initiative and is a problem solver.
• Strong team building skills and collaborator.
• Strong time management and critical thinking skills.
• Demonstrated negotiation and attention to detail.
