Position Purpose: Responsible for building maintenance and preventive maintenance in the areas of HVAC, plumbing, electrical, doors and door hardware, building safety and security, and general building upkeep.
Responsibilities:
- Communicates, collaborates, and cooperates with colleagues, supervisors, building administration, and students Utilizes the Megamation work order system for accomplishing and completing work orders and the communication of such on a daily basis. This requires a basic knowledge of computer skills and their operation.
- Helps to establish and perform preventative maintenance work orders in a timely manner.
- Operates, maintains, and keeps records for boilers, chillers, air handling units, rooftop units, exhaust fans, and all other HVAC equipment
- Operates computerized building automation system in cooperation with district energy strategies
- Responsible for performing HVAC preventive maintenance and corrective work orders
- Responsible for ordering air filters and performing fuel oil readings
- Works with the lead custodian to maintain and makes repairs as able to custodial equipment
- Performs limited repairs as necessary in the areas of carpentry, plumbing, electrical, painting, doors and door hardware
- Assists the district’s carpenter, plumber, locksmith, HVAC master and journeyman HVAC technician, energy management technician, and electricians
- Meets weekly with building principal to discuss and update building issues and concerns
- Meets weekly with plant supervisor to discuss and plan corrective actions and maintenance
- Develops preventive maintenance documents for all building maintenance equipment
- Performs skilled repairs in equipment and building upkeep
- Position is susceptible to emergency call-back and on-call rotation when necessary
- Works in a safe manner and follows district safety guidelines
- Substitutes for other district employees as needed
- Performs other duties as assigned
- Participate in all mandatory training or training appropriate to the position as required by the district.
Minimum Qualifications:
High school diploma or general education degree (GED).
Minimum four (4) years of experience in facilities operations or facility maintenance; a combination of work experience, apprenticeship, and formal education may be used to satisfy this requirement.
Strong personal computer applications knowledge required.
Must maintain a valid driver’s license and insurability with the district insurance carrier.
Ability to obtain Minnesota Special Boiler Operator’s license within 1 year of hire.
Preferred Qualifications:
Extensive knowledge of a licensed trade (Electrical, Plumbing, Pipefitting, HVAC-R).
Class 2 Refrigeration License.
