Position Purpose: The Director of Risk Management & Insurance will manage and oversee the placement of complete lines of coverage for the entire Northland universe of investments and operation balancing compliance, risk tolerance, and fiscal discipline to optimize insurance coverage. This person will build an insurance function that will define best practices for risk management of an entrepreneurial private equity real estate fund sponsor, investor, developer, and operator by building analytical tools that evaluate options, risks, costs, and coverage that mimic best in class solutions for our industry. Works closely with the CFO, senior leaders in the development, multifamily and commercial operations, and asset management teams to identify the elements for process improvements. Support the organization through proactive outreach and modeling of our existing insurance program with Northlands external risk management consultant and broker relationships.
Essential Functions: The following list of essential job functions is not exhaustive and may be supplemented or modified, as necessary.
- Establish a deep and broad understanding of the full suite of Northland operations assessing the risk of each activity and necessary mitigation/protection necessary to affordably preserve assets and protect our interests and to reassess risks and strategies as the business evolves.
- Developing Northlands renewal strategies (in concert with our brokers) based on current macro business issues and insurance market conditions.
- Lead the collection of building data and marketing of new insurance placement for acquisitions.
- Lead the procurement and planning for flood insurance.
- Assist the CFO with selecting the brokers to represent Northland in the marketplace, including negotiating engagement terms, conditions, and fees oof the brokers service agreement.
- Shepherding the stewardship of the broker relationship, establishing project milestones, and ensuring the teams stay on plan with deliverables and updates.
- Oversee the coordination of reporting claims and the claims adjustment process through regular and frequent communication with site team, our brokers representatives, and insurance coverage adjustment team.
- Working with the Insurance Manager, building and maintaining company data for policy renewals and applications (i.e. maintaining the schedule of values and exposure data).
- Complete special projects as assigned and carry out other duties. Special projects may include but are not limited to analyzing and determining the appropriate coverage and costs for acquisitions.
- Assist operations teams with forecasting and budgeting for insurance costs.
- Establish a team of professionals to oversee the risk management and insurance activities and ensure they have clearly defined roles, expectations, and goals. Then provide mentoring and training to ensure successful delivery of services.
- Oversee the creation of process documentation for all procedures relating to insurance department activities (e.g. incident response, reporting, and loss recovery).
- Oversee the tracking and reporting of claims activities by Northlands carriers and third-party claims administrators.
- Support the formation of and on-going operations of a captive insurance company.
- Lead the response and resolution of risk management decisions arising from property level operations with respect to vendor insurance compliance and authorization of variance from policy.
- Support carriers' requests to perform loss management inspections and lead the response to carrier supplied recommendations.
Qualifications & Requirements: The individual must possess the following knowledge, skills, and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
- A bachelors degree in a business-related field or relevant experience in an insurance or risk management role, or an equivalent combination of education and experience.
- A minimum of five years in property management services with direct involvement in the procurement of insurance and claims adjustment processes.
- Advanced competency with a variety of computer software including Microsoft Office365 suite of applications.
- Experience in building analytical tools in Microsoft Excel.
- Excellent analytical skills with attention to detail and follow-through.
- Ability to handle pressure, meet deadlines, and set priorities for workload.
- Proven track record of initiating and managing change, especially in a challenging, restrictive insurance market for buyers.
- Excellent organizational skills.
- Ability to work collaboratively with coworkers and maintain a cooperative, productive atmosphere.
- Ability to adapt communications/presentations and deliver clear and concise, reports and analysis to senior management.
