    Evergreen Maintenance, LLC, is looking for a Maintenance Technician to make general repairs, maintain the grounds, curb appeal, amenities, and other common areas at one or more properties in order to assist preserving the asset and to provide a quality living environment for the residents. This position reports to the Maintenance Supervisor and/or Community Manager. Key responsibilities of this position include, but are not limited to the following:

    • Daily property walks of tour route, pending move-in units and target units ensuring all areas are considered market ready. Keep the properties clean, inspect the property for maintenance/repair needs, and pick up any trash that litters the grounds.
    • Completes basic maintenance tasks including turnover cleaning, landscaping, and painting with minimal supervision consistent with Company policy and direction from the Maintenance Supervisor/Community Manager. Assist with light maintenance duties and apartment make-readies as needed (e.g., replace light bulbs in common areas and breezeways, replace window screens, replace air filters, move appliances and painting, remove trash from vacant units, caulk, check appliances and smoke detectors and replace parts).
    • Diagnose and perform minor and routine maintenance/repair involving the following on a daily basis: electrical and plumbing (including sewer lines); A/C and heating systems; appliances; water irrigation systems; stairs, gates, fences, patios, railings; tile, carpet, flooring; roofing, gutters, fasteners; interior/exterior lights; fireplaces; ceiling fans; gas fixtures and appliances (when applicable); doors/locks, cabinets, windows, sliding glass doors, mail boxes/locks; security systems and fire protection equipment; ceiling leaks; walls.
    • Prepare and maintain landscape daily (e.g., mow lawns, maintain flower beds, rake leaves, de-ice and/or shovel snow).
    • Maintain accurate records regarding preventive maintenance, service requests received and completed, expenditures, apartment make-ready status, work-in-progress, etc.
    • Perform routine preventive maintenance on all appropriate equipment on a regular basis. Maintain all tools in excellent condition and perform work area clean-up and safety-related duties.
    • Maintain a positive attitude and professional demeanor with residents, staff and co-workers at all times. Maintain the highest level of customer service for prospects, residents, and vendors.
    • Comply with Company standards and applicable laws (e.g., Employee Handbook, Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC).

    Qualifications High school diploma or equivalent, preferred

    • Some custodial or general maintenance experience preferred
    • Relevant certification preferred
    • Valid driver license, automobile insurance, and clean driving record
    • Ability to read and write English; speak English and understand spoken English
    • General understanding of the Microsoft Office Suite
    • Knowledge and use of property management software preferred
    • Ability to use computers and phone applications

    Job Requirements

    This is a physical job and the successful person may be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs, and walking on rooftops.

    • Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion).
    • Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.
    • Requires the use of appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.).

    Job Types: Full-time, Part-time

    Pay: $23.50 - $28.50 per hour

    Expected hours: 20 – 40 per week
