Group/Region Manager (Commercial Loans) manages commercial lending activity for a designated market of the organization. Establishes and manages lending objectives, targets, strategies, and practices to achieve organizational financial, growth, and service goals. Being a Group/Region Manager (Commercial Loans) seeks out new business opportunities and develops strategies to expand existing business. Manages the maintenance and servicing of existing commercial loan portfolio. Additionally, Group/Region Manager (Commercial Loans) adheres to all regulatory requirements and internal risk and operating policies and procedures. Builds a high-performance lending team with individual coaching and professional development opportunities. Requires a bachelor's degree. Typically reports to a director. The Group/Region Manager (Commercial Loans) typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be a Group/Region Manager (Commercial Loans) typically requires 3+ years of managerial experience.     Responsibilities

     

    Financial Management

    • Oversight of financials including establish and administer estimated/actual pass-through expenses to include estimates, reconciliations and frequent reforecasting.
    • Oversight of collections and default proceedings.
    • Establish and ensure preparation of financial reports for managed properties as specified in respective management agreement; prepare annual operating budget for property and assist in preparation of capital budget. Responsible for reforecast, cash flow/distribution or other analysis as dictated by management agreement or ownership.
    • Coordinate real estate tax review process for property. Responsible for submittal of required forms and payment of all jurisdictional taxes by required deadlines.
    • ·Perform all lease administration duties including preparing vacant space for lease, verifying lease data and keep abreast of leasing activity.
    • Establish A/R and A/P guidelines, track performance and monitor recovery process

     

    Personnel and Business Management

    • Assist in the pursuit of new business and/or growth of an existing.
    • Participate in appropriate professional and community organizations.
    • Perform various personnel functions including staffing and employee development, training and evaluation.
    • Maintain personal contact with tenants and owner representatives to ensure solid, reliable relationships.
    • Maintain excellent internal relationships such as property managers, operations managers, property administrators, accountants, security, engineering staff.
    • Maintain excellent external relationships such as tenants, vendors, owners, leasing agents, brokers.
    • Exhibit leadership and promote staff development by setting examples as an effective role model
    • Promote and encourage professional development of all staff.
    • Show mentorship to direct reports and accountability for development of internal staff

     

     

    Maintenance Management

    • Responsible for ensuring routine thorough on-site property inspections to prevent/identify problems and coordinate with engineering team.
    • Ensure adherence to Lincoln policies and procedures.
    • Oversight of construction efforts encompassing tenant build outs and building improvements.
    • Oversight of service contract requirements, prepare specs, bid, negotiate and manage vendor contracts as directed. Adhere to Lincoln preferred vendor programs.
    • Accountable for ensuring safety guidelines

     

    Risk Management/Legal

    • Responsibility for adherence to insurance requirements for property (tenants) and associated vendors/suppliers

     

    General

    Qualifications

     

    • Minimum of five years experience in property management. Strong knowledge of commercial real estate preferred including a broad understanding of accounting, building maintenance, finance, leasing, legal, marketing, construction, and tenant relations.
    • Ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations from financial plan, determine causes and to provide recommendations to the owner on needed action plans.
    • Strong written and verbal communications skills. Ability to understand and carry out industry specific concepts
    • Ability to work independently as a project leader and as a team member. Ability to relate well with others even while working at a distance without the benefit of personal contact. Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.
    • Previous supervisory experience is required
