    POSITION SUMMARY: This position is responsible for assisting the Facilities Department with projects at the Ojibwa Casino, including building repair, painting, construction, and remodeling as well as special projects. The incumbent will be responsible for ensuring that all work orders and requests are completed in a timely manner and quality basis. The position supervises the maintenance workers and assists with plumbing, carpentry, HVAC repair, electrical as assigned. This position is responsible for maintenance staff scheduling, direction/guidance and completion of performance evaluations.

    QUALIFICATIONS/REQUIREMENTS:
    1. A high school diploma, High School Certificate of Completion, or GED is required.

    2. Minimum of three (3) years’ experience in carpentry, electricity, plumbing and HVAC repair is essential.

    3. One (1) year of experience supervising staff is required. Knowledge of and experience with using power hand tools is required.

    4. Must be willing to work nights, weekends and holidays as necessary.

    5. Must possess a valid, unrestricted Driver’s License, - Michigan preferred or if another state must obtain Michigan Driver’s License within 90 days of hire, have a good driving record, maintain license through employment and be insurable to operate fleet vehicles ** Must sign the KBIC Driving Record Check Form. **

    6. Excellent customer/employee relation skills are required. The individual must be able to deal with the general public and fellow employees with tact, courtesy, respect, objectivity and maturity.

    7. Must have a satisfactory work and attendance record.

    DUTIES AND RESPONSIBILITIES:

    • · Assists in administering operations for maintenance department, by aiding in scheduling and coordinating maintenance functions and providing leadership, guidance, motivation and training for the subordinate maintenance workers to maximum efficiency and performance using economy standards for best utilizing available capabilities.
    • · Helps establish and schedule short and long-term plans including manpower requirements.
    • · Orders, receives and picks up supplies and monitors the inventory levels of supplies in the department and keeps an accurate record of supplies used.
    • · Maintains complete and accurate records of routine maintenance schedules and maintenance request forms.
    • · Responds to emergency calls on weekends and evenings and fills in for subordinate staff in their absence.
    • · Critically evaluates all work activities under his/her supervision as a basis for initiating or recommending changes that will increase efficiency, improve services and/or reduce costs.
    • · Collects and performs basic quantitative and qualitative analyses of water samples and prepares reports based on the periodic analysis of samples sent to be tested.
    • · Practices and/or oversees preventative maintenance and repair duties of all buildings including their mechanical and electrical systems equipment.
    • · Cooperates effectively with all Casino personnel to effect prompt and coordinated solutions to problems within areas of accountability.
    • · Must exercise good judgment in job assignments and personal capabilities with the ability to communicate these needs.
    • · Must be safety oriented.
    • · Meets the attendance guidelines of the job and adheres to all Tribal and department policies and procedures.
    • · Must be willing and able to obtain additional education and training as required.
    • · Other duties as assigned by the supervisor.

    PHYSICAL REQUIREMENTS:
    1. Must be able to frequently stand, walk, bend, stoop and squat.

    2. Must be able to work indoors and out in varying weather conditions.

    3. Occasionally crawl, climb to heights, reach above shoulder height, crouch, kneel, balance, and push/pull.

    4. Frequently lift and/or carry up to (50) fifty pounds.

    5. Occasionally carry, and/or lift (74) seventy-four pounds without help and one hundred (100) pounds with assistance.

    6. Must be able to tolerate varying levels of noise, dust and/or smoke.

    7. Employee must pass a pre-employment background check, physical and drug screen.
