The Facility Maintenance Technician maintains, troubleshoots and repairs facilities mechanical components and electrical systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies. Performs skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures. Being a Facility Maintenance Technician recommends purchase of maintenance tools, equipment and supplies as required. Develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools. In addition, Facility Maintenance Technician assists engineers in developing methods and procedures to improve facility efficiency and work flow. Oversee and review the work of lower-level technicians. Requires a high school diploma. Typically reports to supervior or manager. Being a Facility Maintenance Technician works under moderate supervision. Gains or has attained full proficiency in a specific area of discipline. JOB SUMMARY
Working under general supervision, performs general preventative maintenance and corrective repair of building, systems, equipment, and grounds. Assists in monitoring building system operations and performance. May utilize skills in plumbing, electrical, painting, roofing, heating and cooling.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. HVAC equipment including: RTU (roof top unit), SCU (self-contained unit), Chillers, Boilers, Pumps
2. Plumbing systems including: Residential and Commercial
3. Electrical systems: Generators and ATS (automatic transfer switch)
4. HVAC systems: Knowledge of DDC (direct digital controls) and Pneumatic Systems
5. HVAC auxiliary systems
6. Lighting systems and lighting retrofits
7. General building systems
