The Facility Maintenance Technician maintains, troubleshoots and repairs facilities mechanical components and electrical systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies. Performs skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures. Being a Facility Maintenance Technician recommends purchase of maintenance tools, equipment and supplies as required. Develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools. In addition, Facility Maintenance Technician assists engineers in developing methods and procedures to improve facility efficiency and work flow. Oversee and review the work of lower-level technicians. Requires a high school diploma. Typically reports to supervior or manager. Being a Facility Maintenance Technician works under moderate supervision. Gains or has attained full proficiency in a specific area of discipline.     B&B Facility Maintenance is based out of Woodbridge, VA and has a proud legacy of dedicated service to the DMV specializing in Commercial Refrigeration, Commercial HVAC, Commercial kitchen equipment installation and repair.

    Position Summary:

    Refrigeration Technicians are tasked with the installation, repair, and maintenance of a diverse range of equipment, specifically focusing on refrigeration systems. This includes but is not limited to: commercial refrigeration units, walk-in freezers, ice machines, and cold storage facilities. Additionally, refrigeration technicians are proficient in working with related components such as condensers, evaporators, and refrigerant lines.

    Technician Responsibilities:

    • Analyze, plan, and perform preventive maintenance of refrigeration systems.
    • Troubleshoot, repair, and modify refrigeration units, such as walk-in freezers, ice machines, and cold storage equipment.
    • Plan and execute maintenance shutdowns for pumps, such as chill water, heating water, and condensation pumps.
    • Adhere to all city, state, and federal regulatory statutes, ensuring compliance with industry standards.
    • Maintain accurate maintenance records to the B&B Facility Maintenance Standard.
    • Efficiently communicate and manage parts necessary for refrigeration equipment repairs and maintenance.
    • Read and interpret electrical schematics and mechanical blueprints proficiently.
    • Organize work effectively to meet deadlines while maintaining high-quality standards.

    Required Skills and Abilities:

    • Strong verbal and written communication skills.
    • Ability to write routine reports and correspondence effectively.
    • Proficiency in arithmetic, including adding, subtracting, multiplying, and dividing with whole numbers, common fractions, and decimals.
    • Mastered knowledge of refrigeration cycles, including diagnosing and correcting problems, using manifold gauge set, pressure/temperature charts, and temperature measuring devices.
    • Expertise in refrigeration recovery, evacuation, charging, and sizing of refrigerant piping.
    • Advanced knowledge of electrical systems, including AC and DC currents, single phase and three-phase circuits, and the ability to read advanced wiring diagrams.
    • Proficiency in using multi-meters to read voltage, current, and resistance values for troubleshooting electrical circuits.
    • Mastery in temperature and humidity measurement and control in air conditioning units, including using psychometric charts for determining air properties.
    • Familiarity with Windows operating systems and relevant computer skills.
    • Knowledge of advanced heat load/loss calculations and cooling load calculations.
    • Ability to diagnose & repair 1 to 15hp Walk-In Coolers & Freezers.
    • Ability to diagnose & repair self-contained remote Reach-In commercial refrigeration units (lowboys, upright, display cases) including R134a, R404A & R290 units.
    • Ability to diagnose & repair RTU roof top units, economizers, make-up air, exhaust fans.
    • Qualifications and Education Requirements:
    • Minimum 5 years of experience.
    • Driver's license
    • Clean driving record, background and drug testing.
    • Strong work ethic & positive attitude.
    • Efficient communication skills & ability to write work completed.
    • Ability to write scope of work for estimates.
    • Must have hand tools, gauges, and electrical tester. (Company provides recovery machine, vacuum pump, digital scale and larger necessary tools and equipment)
    • High school or equivalent
    • PHYSICAL DEMANDS: Ability to lift and/or carry moderate weight (15-50 pounds), sit, stand, walk, climb stairs, reach, repetitive hand motions, hear, speak, some travel within the District and occasionally outside the district/county, may experience prolonged and irregular work hours, and work with frequent interruptions
