FACILITIES SUPERVISOR supervises and coordinates the day-to-day maintenance and support of buildings, grounds, and facilities systems. Oversees staff installing, inspecting, repairing, and maintaining building systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management. Being a FACILITIES SUPERVISOR tracks work orders and ensures work follows established service and quality standards for completion. Schedules and supervises preventative maintenance, painting, or carpentry projects. Additionally, FACILITIES SUPERVISOR maintains a safe and effective working environment that complies with regulations and laws. May coordinate work to be completed by contractors and skilled trades. Typically requires an associate degree. Typically reports to a manager. The FACILITIES SUPERVISOR supervises a small group of para-professional staff in an organization characterized by highly transactional or repetitive processes. Contributes to the development of processes and procedures. To be a FACILITIES SUPERVISOR typically requires 3 years experience in the related area as an individual contributor. Greenspire Apartments is currently hiring for a Full Time Facilities Maintenance Supervisor.
Responsibilities:
Direct, coordinate, lead, and mentor the activities of the facility operations team members
Plan and assign schedules and work orders to ensure department goals are met
Enforce safety and other applicable rules and regulations
Oversee the scheduling, completing, and supervising the completion of all work orders
Taking part in developing maintenance policies and standards for the organization
Coordinate preventative maintenance inspections while maintaining thorough and accurate records
Oversee all bids, contracts and work done by Subcontractors
Provide support during after hours emergencies
Requirements:
High school diploma or equivalent
4 years of experience in maintenance
1 year of supervisory experience
HVAC, electrical, plumbing, appliance, pool, rough carpentry, drywall experience, landscaping
Ability to handle multiple tasks in a fast-paced environment and adapt to changing priorities
Computer proficiency including a basic understanding and ability to use Microsoft office products
Valid driver’s license and meet drivers insurance requirements
A great attitude, focused on creating an excellent resident experience
Strong communication skills, with the ability to effectively communicate with staff, residents, and vendors
Effective time management, organizational, and leadership skills
Able to pass a pre-employment background check and drug screen before employment begins
