We are seeking an individual who is Committed, Kind, Knowledgeable and Respectful to assume the Facility Services (Maintenance) Supervisor role.
SUMMARY OF POSITION
In accordance with the mission and values of The Village of St. Edward, Facility Services (maintenance) Supervisor is responsible for the maintenance and repair of the senior living campus, building systems and grounds, per and/or with the Direction of the Director of Facility Services. Responsibilities also include management of the Assisted Living maintenance team and security team. Coordinates maintenance and repair activities with functions of other departments and Directors. Works independently with little supervision.
ESSENTIAL DUTIES (not an all-inclusive list):
- Provides care, maintenance and repair of institutional property, equipment and grounds as directed by the Director of Facility Services.
- Assures care in the use of supplies and maintenance of equipment used in performance of duties.
- Regularly inspects property and equipment for compliance with all applicable regulations.
- Must take emergency calls and is on an on-call rotation, including winter weekend rotation (Oct-Spring).
- Assigns duties and evaluates work performance of all Maintenance workers within AL/IL and security.
- Orients, instructs and supervises maintenance workers and security personnel in Assisted living, Independent Living.
- Plans, directs, and supervises maintenance program (heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, communications, carpentry, painting, plastering, refinishing and similar work; heavy duty cleaning, grounds care, maintenance of institutional equipment and vehicles) under Director of the Director of Facility Services. Schedules maintenance on repair, preventive, replacement and new installation basis.
- Works collaboratively with Human Resources on hiring and retention of employees and achievement of facility goals and benchmarks.
- Presents training to new hire orientation and monitors compliance of training.
- Works collaboratively with Director of Facilities services and serves as backup when on PTO or leave of absences.
- May arrange work schedules and cooperates with outside contractors in the performance of their duties.
- Recommends new work methods, systems, equipment, etc. to Director of Facility Services.
- Keeps complete records (manual or computerized) of work performed.
- Coordinates work of Facility Services Department with other department functions so as not to interrupt resident care or normal business functions.
- Informs the Director of Facility Services on maintenance and repair needs concerning structure, equipment and grounds.
- Inspects all buildings, equipment, and systems regularly for compliance with local codes, ordinances and safety regulations.
- Cooperates with other employees and supervisors.
- Participates in Safety Meetings.
- Attends meetings, workshops and in-services.
- Performs the following maintenance duties:
- May perform any or all duties concerned with electricity; plumbing; painting (including resurfacing floors, walls ceiling); carpentry (including furniture refinishing or repair); mechanical repairs (including equipment and mechanical systems); heating, cooling and water systems; including those services performed under service contract with outside contractors.
- Directs or performs duties concerned with maintenance of grounds, parking lots, driveways, etc. Includes gardening, landscaping, clean-up, snow removal, etc. Including those performed under service contracts.
- Runs errands, handles incoming and outgoing freight; lifts and moves heavy furniture and equipment; other miscellaneous duties as directed by the Director of Facility Services.
- Available to participate in and contribute to special events at The Village of St. Edward.
- Responsible for staff to maintain effective customer service
- Performs other duties as assigned.
QUALIFICATIONS/REQUIREMENTS:
- High school graduate or graduate of a technical school preferred, for performance of general maintenance duties.
- 3-5 years of experience in maintenance. Preference given for experience in healthcare organization, especially nursing home/retirement community.
- Must possess a valid Ohio Driver's license in good standing and comply with the requirements stated in The Village driving policy
- 1-2 years of supervisory experience, more is preferred.
- Must be able to lift, push, and pull 50 lbs. independently, and over 75 lbs. with assistance.
- Possess the necessary dexterity to operate machines, buttons, levers, etc.
- Able to work in confined spaces.
- Able to work at elevated heights.
- Walk, stand and sit intermittently throughout the day.
- Ability to bend, stoop and reach at different angles.
- Knowledge of boilers, compressors, generators and allied machinery as well as the various mechanical, electric and plumbing systems in order to sufficiently evaluate or attend to
- Ability to read and interpret blueprints.
- Knowledge of local codes and ordinances.
- Knowledge of safety regulations.
- Ability to plan and carry out program in repair or new construction and/or installation.
- Knowledge of record keeping and cost estimating.
- Knowledge of supplies and equipment used by department and the care of this equipment.
- Ability to supervise and direct the work of others.
- Specific knowledge of Word, Excel and email or the willingness to learn. Use a range of information technology applications to fulfill the requirements of the position, produce necessary reports accurately and timely, and/or improve the functionality of the department as a whole
