Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Job Summary

    Under the supervision of the Hospital Administrator and Facilities Director the Facilities Manager facilitates, coordinates, and directs all administrative and operational activities that are necessary in maintaining the physical structure, HVAC, mechanical, electrical systems, utilities, and grounds of the hospital. The Facilities Supervisor ensures the maintenance of a safe, functional, and clean physical environment for patients, employees, and visitors.

    Responsibilities

    • Supervise the facilities maintenance team, scheduling and assigning tasks to ensure efficient operations.
    • Oversees the maintenance and repair of hospital facilities, including the building, equipment, and grounds.
    • Ensure that all maintenance activities comply with relevant safety and health regulations; working with regulatory agencies to address and rectify any compliance issues as needed.
    • Knows and adheres to all laws and regulations pertaining to patient health, safety and medical information.
    • Repairs and maintains machinery and mechanical equipment using hand and power tools and precision-measuring and testing instruments.
    • Observes mechanical devices (including pumps, engines, and motors) in operation and listens to sounds when attempting to locate unknown causes of trouble.
    • Starts device(s) to test equipment performance and adjust as needed.
    • Supports HVAC maintaining and repairing all HVAC/refrigeration equipment, related controls, etc.
    • May perform maintenance and repair of identified electrical systems and equipment, emergency generating equipment, electrical controls systems, fire alarm systems, construction and lighting, maintenance, repair, installation of plumbing related equipment fixtures.
    • Responsible for assuring compliance with governing and regulating agencies relative to areas of responsibility. Maintains accurate records of maintenance activities, repairs and inspections.
    • Develops and implements emergency response plans for facility related incidents, including coordination with local emergency services.
    • Ensures the facility is prepared for emergencies and disasters, completing routine drills within the facility.
    • Takes On-Call.
    • Other duties as assigned.

    Qualifications


    Minimum Qualifications

    • Education: Bachelor’s degree in Facilities Management, Engineering, or related field or equivalent work experience.
    • Experience: A minimum of three years relevant work experience required, experience working in managing/supervising building construction, building maintenance, grounds maintenance or similar experience preferred.
    • Licensure/Certification(s): Valid unrestricted driver’s license required. HVAC, Electrician, or Plumber licensure preferred. Facility Manager certification preferred.

    Required Knowledge, Skills, and Abilities

    • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
    • Knowledge of applicable codes and regulatory requirements for safetyExcellent analytical and problem-solving skills.
    • Ability to identify issues and determine repairs that are needed.
    • Ability to plan maintenance schedules for building systems.
    • Excellent management and supervisory skills.
    • Proficient with Microsoft Office Suite or similar software.

    Physical Requirements

    This position requires the ability to sit, stand, and walk. The employee is occasionally required to bend, kneel, crouch, climb stairs and reach overhead.
